Do anyone has information about TDS to be paid on purchased property as per recent government law. 1. Will it increase cost burden on customer. 2. Will it be paid by builder on customer behalf or is there also a way to pay it by customer directly. 3. Do builder issue any certificate of payment.

The current construction status: 8 floors done across each of 17 towers & handover date of Dec 2015.. And price is very compelling.

These are my concern about BGT.. -Water is a concern, Budigere – Hoskote stretch is completely dependent on borewells and even the lakes in the surroundings are dry. With no option for cauvery water this will become a major concern -Allotment process is not clear, since approvals are pending Brigade would not prefer to share the exact floor plans (even if shared they are subject to change) or commit on a specific unit number, however you can specify a preference list

Folks, Please advice which is better bet to choose considering only investment point of view. Rate for both comes around 4000psqft.Both are from reputed buider. Royal garden is in dodballapur road while BGT is located near budigere cross. Amenities wise BGT looks far superior than Royal Gardens.Also BGT has retail and commercial complexes.

I was interested in this project. After I saw the price close to 4000/sq ft, I feel it is now worth spending that much for Old Madras Road. Pre-booked customer & discount for first 50 customers is a very tricky method for Brigade to fool the customer. 3000-3200 could have been right price for pre-launch.

I don’t have much information about Penalty clause. As I hear all the agreements usually are pro builders in this market. If the project takes 3 yrs instead of 2, then those paying rents will have additional EMI burden.

If you are a first time buyer and that too looking to stay, stay away from such projects. These types of projects are only for investor games. Look for a Tier B builder project or a Tier A builder if you can afford it near the city, ORR, Sarjapur Road or Whitefield.

The base rate is 3790 before any pre- launch discount. For pre-launch customers the discount is 150 per sq ft…too less in my opinion! The floor rise premium is 20 per floor, and the landscape facing flats have a premium of 90 per sq ft.

I had also called up Brigade in March 2012. Since they were not agreeable to fixing the pre-launch price of Rs 2800-3000/- on paper, I did not go for it. Verbal commitments are useless. Brigade obviously hides the details about the pricing part but some people had voiced their concerns. Also, in my opinion, the construction for this project would be quite slow since the money for this project would come from some other pre-launch project..

Latest update about Brigade Golden Triangle: the launch price will be 3700/- and prelaunch price will be 3500/-. There won’t be any preferences even if you had booked a year back. Brigade guys are saying that based on the prevailing market rates and demand and supply, they will determine the prices, expression of interest (EOI) is only to raise the funds that carry interest @ 9.25%. Even a month back they had plans to launch it 3500 (and pre-launch 3300), it seems it has changed now.

Totally agree, felt cheated.. Never expected such false dealings with group like Brigade. Last year in Feb 2012 they mentioned pre-launch to be between 2800-3000 per sq ft.

Prices are too high. I decided not to waste my money in this worthless pre-launch unless we have clarity on the prices. This is the only Class A builder who started with these Cheating activities. Hopefully, Sobha, Prestige and Salarpuria don’t follow this?

I agree with you Swati. Earlier I was interested in this project but when I see lots of hype and so many desperate buyer and talk about the high price. And Finally after seeing the location I decided it’s not worth more than 3000 /sqft.

I thought there would be commercial buildings in the front and residential units behind the commercial area. But in the plans that Brigade has shared, they have not shown any commercial development. Is it going to be only residential units in this project?

Do not trust on Brigade Group they do false commitments. This group prelaunch the project without any pre-launch rate whereas no other builder does any prelaunch without the pre-launch rate. Just going by brand name!!!

Here are my reviews about Brigade Golden Triangle.. FIRST i) The project location is good. ii) Days of affordable pre-launches are gone by. It will never come back, so even if you want to buy a new one you will have to pay similar to what BGT is charging. iii) Rates are affordable. Just check the current available rates, all builders are charging 4k+.. So, think again before cancel your unit. If you think cancelling the unit will force Brigade to change their mind, you are mistaken.

I checked complete projects details and I am impressed by amenities but there is no swimming pool mentioned in the list of amenities. Don’t know if this will be provided. Further they told that commercial development is separate and will face the main road. Residential is behind the commercial with only entry from the main road.

Hi all, I am planning to buy a 2 bhk apartment. I have shortlisted two projects one is Brigade Golden Triangle @ 3600 and other is Vajram Essenza on Thannisandra main raod (Next to Sobha City) at 3400. BGT is an integrated township while Vajram Essenza is having 2 blocks of totally 140 flats. It is adjacent to Sobha City. Can anyone suggest which one is the better option for investment with high appreciation?

Can someone please tell me how the floor rise charges are generally applied in Bangalore – does it apply after certain number of floor or right from the 1st floor? Generally in Mumbai, the floor rise is applied for apartments above 5th floor. Is it the same here?

I had a word with sales guy and he told me that for other buyers, it is 3640+150/- INR.. For 4BHK , they gave only 14 units in one block for prelaunch selection. No choice on the blocks too..

Is it True?? What a smart sales tactics from builder, they easily sold off there less attractive units and have all the premium units up for sale at launch rate. By doing this they make fool of prelaunch customers..

As per latest information the pre-launch price is 3490 and launch price is 3790 for the ground floor. PLC 90/ and floor rise is 20 per floor. The allotment will be announced after the 20th of April on first come first serve basis based on the options provided.

I received the pre-launch mail of Brigade Golden Triangle. Price is very high and I after seeing this mail I dropped my plan of booking and will not suggest Brigade name to any of my friends. Terrible marketing communication just hate it but whatever happens for good hoping God has something better for people like me…wish all best of luck!!

I checked project location on Wikimapia. It showed that the SICGIL liquid CO2 plant is close to site. I just want to confirm it is not a matter of concern. Any other polluting industries nearby?

I am impressed by amenities and specifications but I am concerned about possession and location. i) Considering Brigade Metropolis and other projects delay of 4 -5 years, will Brigade able to complete this project in time? ii) In Ramamurthy Nagar and K.R. Puram area, the price is going around 3000. Golden Triangle is 9 kms far from these places and completely out of the city, is it a good bet to buy @2,800/-. Will the price appreciate considerably? Say in 5 years’ time, how much we can expect

I visited BGT Today. Some work underway to build marketing office etc. No one was there. So, no idea when they are launching for pre-Registered user and aam public. BGT launch story is never ending – March is almost gone…..

My views about Brigade Orchards: Larger community, Luxury project, Better location prospects. Whereas Brigade Golden Triangle just announced, approvals pending. Projects that are in pre-launch may offer better appreciation but have risks.

I have received one mail regarding the details of Brigade Golden Triangle. In that mail it is mentioned that both the Development Plan and Building Plan have been approved by the appropriate Development Authority and they are gearing up to start construction. Brigade Golden Triangle is planned as an integrated enclave with commercial and residential components. The commercial component will consist of both offices and retail spaces. But this separate component is in the planning and approval process.

I booked in the same after doing a lot of research work. Here are my reviews: i) Brigade Golden Triangle is a good investment option for people who can wait for 3 years. After 2.5-3 years prices will definitely go up. ii) It has a better location compared to Prestige tranquility. ITPL is just 10 KMs away and peripheral ring road will be within 2 Kms.

Hi All, I visited the site.. There I noticed that the size of apartment is 1200 – 2000 sqft. I think they have increased the super buildup area because earlier it was 1125-1800 sqft (IDecent way to increase price). I also noticed in their previous project carpet area was 75+% (Omega ) but if you check recent launch of altamont carpet area decrease to 69-70% there is other surprise … that it’s a joint development with “Krishi” which was never mentioned earlier. Regarding launch of the project … its expected at the end of march or first week of April this year.

They have increased super buildup area because it is a decent way to charge 20% extra. So they will keep price at 3600 but effectively it will be 4000 psft.

Hi All...brigade has a new launch GOLDEN TRIANGLE in Old Madras Road, Budigere Cross, Bangalore 2, 3 & 4 bedroom apartments 1100 sft to 2000 sft. Is this a right time to invest in OMR? I am not from Bangalore and don’t know that area also. Does this place have prospects to appreciate by the time its completed in 2015?
