Hi All, I heard that Builder is sacrificing space equivalent to 4 rooms and 4 bathrooms for Squash Court in the Club House (it will be of double height) and mind you then too the size of the Squash Court will be far lesser than the standard one.

Few days back I visited the site and I am happy with construction and material used in construction. I don’t think that KSR is doing any compromise in material or quality of construction, infact even the construction pace has picked up in past 6 months.

One small concern some people can have about the small graveyard present in Nort-west direction across the road.It’s under use or not I am not sure, tried to enquire but not conclusive.

Can you tell me that how much progress has been made from 25th September to till now in Block B?I don’t see any progress, I am consistently following it and seems that the pace of this property is very very slow.

Builder is very new.This is their first flagship project in bangalore. Even though lots of catchy stuffs and uncompromising quality have been assured one needs to keep his/her finger crossed, you can’t be absolutely sure what’s the end product would be.

Builder is building floors only with pillers . No Brick work is done yet ! What is the reason ? Looks like they do not have enough funds. Just making floors to get money from those who has already purchase apartments.

I have a horizon of 3 years and want to know your views on estimated appreciation for projects on Yamuna expressway in that time horizon. At present I am considering to invest in Project Beetle Lap...which is available (BSP 2850 sqft).. My major concern is that I am not sure how effective it would be to invest in this project as there would be lot of other residential projects that would come in this area by then and whether it would be able to fetch me good returns in 3 years...Pls suggest..!!

I feel one can expect appreciation from this project.Connectivity is good and there are few good schools , Hospitals , IT park close by. Lake as of now is nice and evening at lake side is very charming..But in future in case of poor maintenance how charming it would be I don’t know.

I don't think so...Even grade A builder’s project will not reach 7000 two years from now. And this KSR is an unknown builder . Don’t have high expectations from Cordelia..

Today I have visited Cordelia site . I saw lake view from Block A- 6th slab . It was wonderful view. It will be much better from Block B. Only issue for Block B is main entrance door for flats ate not from East / North . It is West for the flats facing lake side.

I have following queries regarding this project. i) The approach road from ORR has been widened to almost 80 Ft near Karle Project but only for 300 / 400 metres or so. Is there a plan to widen the road for further distance, covering the road which touches Cordelia as well, perhaps Karle Infra office may know. ii) Heard that Karle Infra will have High Street Shopping / Mall / Multiplex as well, if so, it will be the nearest high end mall, does anyone have idea about the same? iii) How far will be the proposed Peripheral Ring Road & nearesh Metro Station from KSR Cordelia?

The construction of this project is very slow. I have been visiting the site every 2 weeks or so and the work is at slow pace. As per the rescheduled dates, the 3rd slab for Block B was supposed to complete in Feb but only Half of 1st floor slab work is completed. Really worried.

HI.. as per my discussion they have deliberately stopped the work.. as they had issues with the contractors and the management is decided to clear their payments and hire new contractors, they told that by this month end all the new employees and new contractors will report to the management.

Hi Ashmit.. I did not get the information about which contractor they are hiring.. But as per the new sales team information all are reporting by this month end and from mid of feb you can see work happening.. that is what they have said..

Hi Ashish.. The price what they are quoting is little on a higher end but compare to Legacy and Shobha, Karle it is reasonable if you can negotiate better then is worth investing at a investment perspective

Thanks for the information. As per your earlier discussion the construction of the project was very slow earlier and at present it has been stopped. I do not think it is worth to opt for a project which is charging a higher price irrespective of the fact that they are facing these issues.
