Has anyone visited the site of the project? Please give me the latest information about the construction status of the project. How many floors have they completed?

I am interested in booking a flat in Unishire Terraza. But my main concern is the construction quality of the project. After some research I have come to know that the construction quality of the projects delivered by the builder is not good. Please advise whether I should opt for this project or look for some other option.

Hi guys, I visited the first project by Unishire and I was not that impressed with the construction quality of the builder. The quality of wooden flooring was bad. The plumbing lines were visible and they have used poor quality of tiles for the common hallway. Though these are minor issues but will create a lot of problem when we shift to our flats.

Hi dear, no builder is perfect and every builder has some flaws. Though there are some issues regarding the construction quality of Unishire but overall the builder is good. I have bought a flat in this project and had some similar problems but the builder is flexible and getting the issues solved. They do not turn a deaf ear to your complaints which generally most of the builders. In my opinion, Unishire is a good builder.

I have been quoted a price of Rs. 4500 psf for this project. Is it a reasonable price to opt for? Please give some information about the builder's reputation as well. I am planning to invest in this project for investment purpose. Will I get a good appreciation in the future?

I was planning to book as flat in this project but after reading some of the comments I am doubtful about whether I should opt for this project or look for some other option. Hi Nidhi, I would suggest you to visit the project and after that take the right decision. Rather than depending on the opinion of other people, it is always better to visit the site and decide whether you are satisfied with the project and if it meets your requirements.

Hi, I would like you to think twice before you opt for this project. The builder does not keep its promises. It will be better on your side to visit the project that has been completed by the builder and get feedback from the residents as they will provide you with the accurate information.

I am a resident of Unishire Ledge and I am very disappointed with the builder. They are least bothered about the quality of construction and do not keep their promises. They do not even answer to the calls of the buyers. Their construction quality is bad as they use sub standard quality materials. There is seepage problem as well and they hardly get any maintenance done.

Folks, I had been to Unishire Terraza very recently and I liked their execution at model flat and location was also very good. Most of the developers promote “Behind Manyata Tech Park”, but most of them are not actually located. I found Unishire Terraza located 100mts from back gate. I am planning to book in this project but after reading all these negative comments I am confused..

I ADVISE YOU TO STAY AWAY FROM THIS BUILDER. I vistied unishire’s first project, though they claim “building houses since 19….” They use poor wooden flooring (low quality) and they keep replacing during warranty, i heard when i talked there Tile laying is very bad, lot of gap and not properly filled plumbing lines visible, they have covered with false ceiling even in the walkway, false ceiling is horrible. Look in the basement and the pipes that they have used, you can spot a leaking pipe too. The common walkway tiles are pathetic and poor in quality..

Unishire Ledge is a completed project with people staying. Some external works and electronic connection /lift/pool filling etc are pending. Quality issues are to be considered as snag works only which the builder should be doing and I can see is in progress.

Unishire Ledge has pathetic quality. I am residing there and Unishire group does not care at all about delivering quality. They make fake promises at the time of booking. Here are the issues at Ledge, some are temporary and some are permanent. 1. Land issue – Unishire in its brochures show the layout much more. We have lost about more than 2000 sqft of land compared to what was promised in brochure and what was assured every time we visited the apartment. 2. Bad architects – The Unishire group has very bad architects. The pavement for walking around the building is too narrow. Only one person can walk on it. So how will we overtake slow people, how will we walk in opposite directions, how will children have tricycle, prams on it? 3. Bad plumbing – There is seepage everywhere. The tanks leak and the drains are clogged.

What is the source of your information? The latest information that I have got is that the BBMP had approved 12 floors and the approvals for the remaining 2 floors is in progress.

Hi, according to the information that I have got, the builder will need 2 months to get the commencement letter. The builder is expecting to get the approvals within 15 days. Hope everything turns out to be good for the project.
