During my visit I noticed couple of things.. 1). The 3BHK model apt looks small – small living+dining and small bed rooms. Did others feel the same? 2). Delivery time is about 5 years ! That’s awful lot of wait. On the positive side, it gives me ample time to manage my finances. 3). There is a public road going right through the project. Will it lead to some kind of security concerns for the inhabitants?

Seems like the 70% carper area is the trend across all builders now. I felt the same when i visited couple of brigade and sobha sample apartments. I believe personally that if you can wait for 5 years it would be worth the wait..

I got information from sales guy, that the price is increased by Rs 90/ sqft from 18th dec. another 100/ sqft increase at the time of launch on 18 th jan.

If you are planning to invest your money in this property, I advise you to think twice whether you are doing right investment or not.. i) Do you know what is the land price in Varthur/Gunjur? ii) Do you know how much return you will get per year if you buy a flat with 4770 per sq feet whuch will take at least 4-5 years to complete? To my knowledge, its all hyped price and NOT at all worth to buy it…

Sobha generally charges higher rates…much higher than prestige…you can check all of their last 2-3 years prelaunch rates….even 2 years back they were charging some 4500+ rate….current rate for most of the projects is 5300 or above… If you are ok with this rate then wait for sobha……those who feel even PLH 4800 is expensive shouldn’t wait for sobha (my personal opinion).. Also there is a risk that in the mean time PLH rate will also go up.

One of my friends who booked in this project told me that Prestige is using some technology that is suitable 50floor complex. That’s great is that is the fact. We have to see what materials they use for columns and floors, what design they imply w.r.t Sesimic impact..etc

This is very very expensive project to invest. The Prestige has made a point that investors dont get any return out of there investment as in Prestige Santiniketan and Tranquility. Quoted Price is already higher and have the absurd price difference of 700 from the base price 4770 to 5400

As per latest info apartments starting from 4770-5400.Villas starting from 7600 to 8000 per/sq.ft. Project construction starting from April 1st 2014 and possession time will be 4 years including the grace period.

The project location is superb and the future of the area is excellent after 4-5 yrs. 5000 seems to be at a higher side but also there is a strong buzz in the market regarding this prestige most ambitious township.

My observations on Prestige Lakeside habitat.. 1. PLH is located on State Highway and is around 3.8 KMs from Forum Value Mall. (Not that far, contrary to my expectations) 2. Varthur lake is not totally dried but it was dirty 3. Varthur lake would be around 1.5 KMs from PLH 4. The road to PLH, State Highway 35, is not that broad. Though there were lot of buses & trucks plying on the roads

Prestige Lakeside Habitat offer G+30 FLOORS which is too much for Varthur area. I have read somewhere that varthur road will soon be converted to 4 Lane road. Is this info real? Please share your views.. Regards Veronica

During my conversation with sales guy he told me that Lakeside Habitat is launching in 4-5 days. The towers will be coming in front and villas at the back side. Prestige will be doing this project in phases. Total 5 clubhouses will be coming in whole project.

Everyone is writing positive reviews about lakeside habitat which looks fake and made up. I noticed many negative points about this project. I don’t see this project coming up atleast in next 5 years & the price in white field is as good as this prestige project it is 10 km from divya shree I think the area other builders like confident are quoting around 3000…… why everyone is making a fuzz & allowing builders to take the price to 4000 & for some it is mentioned even 5000.

One of my friends working in Bangalore told me that there is some road work going on near “Gunjur Palya”, not sure if this is the widening of the road or something else but road work is going on there and seems to be round 40-60 feet.

The concept of integrated township with the kind of amenities discussed here – Disney – malls … looks very good for end use … The location is also not far from forum value mall – around 4-5 KMS. BIG brand name is also attached there Water is also available in the vicinity ….. Price looks very high if we consider the location … and ye we also can not ignore the prevailing conditions in real estate market: If the Price is expected from 4,000 – Rs.4,500/- then as per my view this project is around 15% – 20 % expansive from the price which this location deserves… as many good developers are there with such offerings.

Base price should be between 4000 to 4200 – my question is why or what is the basis of this price? Although many projects are available from 2700 to 3500 . land rates are also not that high in this locality and is very easily available.

As per my observations this is the right time to invest in north Bangalore. There is a huge supply coming up in Bangalore.. Even for last 12 months Prestige group itself has started around 10-12 very big projects.

The prelaunch EOI customer would be invited in the Last week of October for the initial prelaunch. I still don’t understand why they launched it so cheap... They should have charged atleast 6000psf in the middle of Gungur village for something that would not be ready for possession atleast for the next 5 years.

dear all, I was with Prestige for many years after seeing these posts i have realised that you people are being fed with wrong info by agents. Let me tell you guys something. Its not a mixed development at all purely residential. 3507 flats and 200 villas over 120 acres facing the lake.

The prestige group new residential project at whitefield is appoximately 100 acres development which includes malls and office space and residential development just like prestige shantiniketan . Lakeside Habitat looks impressive as it is a mixed development and will consist of Apartments, Villas along with Office Spaces and Shopping facilities in the lines of Prestige Shantiniketan. Pre-launch bookings are expected to open in 2nd week of October.

I think pricing will be somewhere in the range of 4000-4500. The exact location is unknown, have to check on that or if anyone can assist I will appreciate that. Launch will happen anytime in October.

I think brokers creating hype about Lakeside Habitat and quoting the rate between 4000/- to 4500/-. Looks like Prestige has asked these brokers to see the pulse of the market and then they will decide on the price. I decided not to buy this property if rates are above 3,500/-. For this area and for Prestige Projects, the price cannot be beyond 3500/-. Rs 3,500 itself is premium.

I talked to one agent he told me that Price of Lakeside Habitat will be between 3800-4200 psf and possession in 3 years. And one of my friends told me its 4200-4500 psf but didn’t confirm the possession. Now another agent tells me its confirmed between 4800-5200 psf and possession in 5 years.

I got an SMS from broker regarding this project. Location is next to varthur lake about 4-5 kms from forum value mall.

Any idea if this EOI (expression of interest) form helps in any way at all? Does Prestige really give preference based on EOI? Also I am given to understand that the amount will NOT be debited in case we don’t go ahead with the booking and the cheque will be returned- is that right?
