I visited IB Greens Project last week and the customer care executive showed us the Phase 1 Completion and currently accepting bookings for Phase II up to 7 floors only as they have got approval till 7 floors. But he said that in another couple of months they would go for 19 floors approval and invite applications for the same. During my search I found 98% reviews are adverse to IB Green Chennai... Should I go for the project?

Though I had come across some negative feedback through web portals about the Indiabulls Greens project at Chennai, I have seen their project at Mumbai and was very impressed with that Project and hence I decided to book a 2 BHK apartment in the same. Today, on a visit to the Project, I was amazed to see the well laid out road to the Project connecting it with 60’ State High Way and OMR IT corridor. I was also very impressed with the Project quality and its readiness for handover.

Hi Friends, I advise you to stay away from Indiabulls. I am having a very bad experience with Indiabulls Chennai for the past 2 years; the builder is not good and fit for nothing. Even to process the cancellation and make a refund they are taking more than 3 months, I lost hope that they will return my money which I paid nearly 2.5 years ago. If you want to lose your money an effort then you can think about investing in IB.

Indiabulls has asked for customers to sign their Phase II flat agreement till 7th floor. Mostly like after the agreement, one has to pay 50% of the scheduled payment. They are still hoping to get approval for 19 floors and wont hand over until 2016 or so till they complete 19 floors. Already booking amount is locked by them for no use and now they are going to take 50% of money. Not sure how to go about!!! Has anyone got such communication from India Bulls?

I did not like this project because of sudden plan changes. When I had booked, I chose a unit for the club house facing balcony. Later the club house was dropped for Phase II. This disappointed me a lot.

OMR is the best locality and very well connected to Aurora and easy access to the city via an IT express way and Educational institutions, health care facilities and entertainment centers are just around. OMR is a good and peaceful residential locality to stay. This area has got good habitat along with very good transportation facilities. OMR is located well connected to all happening places of Chennai.

OMR is an upcoming stretch with many IT and ITES companies. Some of them are TCS, Xansa, CTS, Hexware, FL SMIDTH. Just 20 minutes drive from Tidel Park.

I am very much interested to buy one apartment in Indiabulls Greens. I visited the site last week they have done wonderful 12 blocks in Phase-1. Now they are coming with Phase-2 19 floors premium luxurious apartment.

OMR is a good and peaceful residential locality to stay and 30 minute drive from Tidel Park, 10 minute drive from Siruseri IT Park, 40 minute drive from Chennai Airport, close to Chettinadu Health City, close to Kelambakkam Junction easy Access to ECR also. Direct Bus to CMBT, Broadway and T Nagar and to more places in Chennai.

Folks, I advise you to stay away from Indiabulls Greens. In the First phase of Indiabulls Greens, they are charging difference amount for increased super area i.e. 2.5 lakhs per unit. This can't be acceptable. Flat booked in the year 2008, then the unit area was at 990 sq.ft. At the time of agreement in the year 2010, the unit area was changed at 1050 sq.ft with a carpet area of 754 sq.ft. Now in the finishing stage of the property again they are changing super area at 1155 sqft. with the same carpet are of 754 sq.ft. and demanding a difference of Rs.2.5 lakhs more. This is not reasonable. This has to be withdrawn immediately. All the flat owners must object this kind of attitude of the Builders.

Even I got a mail asking nearly 3.7 lacks extra. And they say based on customers demand they did that so. I am not sure who will ask for such things and I asked for clear calculation of how they arrived at that amount and they are yet to provide me that. Is there a way to tackle this?

Anyone booked in IndiaBulls - Greens project. I am planning to book in this project and I like the location. The current available quote is Rs. 4300/sqft. The project will be handover in April 2015. Anyone have more info of this project and pros/cons of this project..
