The builder did not deliver their projects on time. The builder has completely goofed up its residential project Lotus Boulevard, it has endlessly delayed handing over /possession of respective flats in absence of approval from Noida authorities. I’ve been told many times that the Noida development authority would soon grant the necessary permission and would complete the required formalities. But nothing seems to be moving.

My experience was not at all good and I advise you to stay away from 3C Builder. I booked flat in Lotus Panache in Sector 110 NOIDA, all went well but when I got PAL I was stunned to see that a landscape PLC of approx 1Lac was levied on my apartment and the Pity was my Flat is not at all Park facing. Later layout is revised and the Park which was in front of my neighbouring flat was cut short by 50 % area. Builder is not all ready to listen us and to waive PLC for Landscape. When I told that I want to cancel my booking the builder is proposing to deduct 10 % of flat cost.. This builder is really not at all professional, please book your flat at your own personal risk.

Hi, I am not agree with your statement. There is nothing like that the location is not impressive. Just wait for 8-10 months then you will start to find the location quite impressive and the rates too will be impressive at 5500 per sqft.. Just a matter of few months.

I agree 3C Greenopolis is a big project and offers more amenities within premises and give excellent experience of living in a township, healthy payment plan etc. I like the site plan as well. After reading all these I am planning to buy one.

The project is good and there are number of positive points for this project: i) It is the first project of 3C in Gurgaon.. They will make sure that prices rise.. and there is a chance that L&T will build this project.. 2. The location of the project is superb. 3. Payment plan is investors friendly. 4. Very big project ensures good community living for end users. 5. 3C has done a remarkable work in Noida. It has huge following for its projects from brokers in Noida and now also in Gurgaon. The more it is traded, the more it will appreciate.

I am not agree with you look only positive points of this project and ignore negative ones. Have a look at negative points i) It is not on multi utility corridor. It’s only connected to that by 24m road ii) High tension wires right through the mid of project etc. iii) Area is not fully developed, no proper infrastructure.

I am residing in Gurgaon. Sector-89 is the future of Gurgaon as the connectivity is very good with NH-8 and Dwarka Expressway. Moreover, it is adjacent to commercial area so one can expect high appreciation with short span of time.

Don’t look at the cheaper options like Ansala, Era etc. There are reasons for them to be cheap. Mind you that they will remain cheap in future as well. The main reason behind this is high upfront payment and builder’s reputation. All big builders like DLF etc. are selling @ 6000+ in the same area. It’s all about the brand in real estate. People when they invest always look for brand.

I want to say one thing whoever is calling 3C, please ensure to ask them the government notification (if any) which allows the builder to charge the service tax on EDC/IDC and Car Parking. They would say that they are charging as per the regulation, but we must insist on the notification of service tax authorities or reference to the law which allows them to charge ST on the above 3 components.

HI, I want to share something. I had seen phase 1 flats of lotus boulevard and was impressed by the 3C quality and this is the reason I went for 3C project for Gurgaon. One of my friends owned a flat in 3C LB (Lotus Boulevard) and he said that they are very professionals and very co-operative.

I saw the 3C hoarding on the site during the pre-launch times. It was very close to the motorable main wide road. (not sure if it was Dwarka Express highway or some other). But one thing was sure that the site was very clean in terms of no villages around. Also was maybe 50-75 meters away from the road I was driving on.

Some facts about Greenopolis.. Total number of units in the Greenopolis are 1748 which means around 46 units for each acre (considering 38 acres) which is a low density project, unlike other projects which are high density... The total Site or you can the FSI is 48.6 Acr and Particularly this site is just 18 acres, Orris and 3C will be coming with Plots and Ultra Luxury high rise in the other part of the FSI. There is a 24 Mtr sector road dividing the total FSI into 2 parts of 18 acres and 30.6 acres each.This project is neither on Multi-Utility Manesar corridor nor on 75 mtr sector road.The main attraction of the complete project will be the plotting and the ultra-luxury high rise which will be located in the main 75 mtr sector road. i hope this clears the doubt of all the investors

The land is owned by Oriss and they got the approvals while 3C is an equity partner who is building it. Both the builders have 40:60 share of the apartments in the project in all the towers.
