What is the construction status of Amrapali Phase II? Why have they not yet raised the demand for the next payment as it was expected in September? Is everything fine with the project?

Hi Arunima,one of their executives told me that the demand for Phase II will be raised in November. I checked the site and found that the construction of ground floor in Tower K has been in progress. Other two towers are also in the same state. I feel the pace of construction is fine.

I had recently visited the project. The quality of sample flats look good. The bedrooms loioked fair sized and good however, the dining/ living room is compact. The only thing that I did not like is that the master bedroom has just one cupboard and the TV space in the living room is not convinient.

I recently visited Heartbeat City. The progress of the project has really been good. Basement floor has been casted for almost all the towers. In phase 1 most of the projects have been constructed up to 6th floor and for some towers 10 floors have also been casted. It seems that the project is progressing well.

Hi guys, I visited the site yesterday. Apparently there has been another price hike in the project of Rs. 400. The ground floor work is going on for all the towers of phase 1. Towers A and B seems to be facing Dadri road. They have started the excavation work for Phase 2 but towers have not come up yet. I was informed that the sample flats will be ready by next month.

The project looks good of paper but I have heard many complaints about the builder like not giving the possession on time, maintenance staff is not good etc. Should I opt for this project or will it be a better option to look for some other project?

I am looking for a flat in Noida. Some of my friends had suggested me to opt for Amrapali. Please throw some light on the financial health of Amrapali Heartbeat City. According to the information that I have been give, you can opt for resale after 40% of the amount has been paid. There will be no charge on first transfer.

They will deduct 2.575% service tax for every cheque that you pay. Of course it will be mentioned in the receipt in the form of service tax.

I would suggest you to avoid this builder. Dealing with Amrapali people is very painful and their marketing people are dishonest in their dealings. I would also advise you to ensure the floor plans are sanctioned before you book the flat. I had booked a unit in one of their projects and after multiple I came to know that they do not have the floor plan for the flat that I had booked.

I have booked a flat in Amrapali Heartbeat City. However, I have not received any call for BBA and there is also no clarity on the banks that have approved the project. I called up Axis and strangely they told me that they are not providing any loans for phase II of the project.

Does increase in price of the project imply that the construction is progressing at a good pace? Does anyone have any information on the progress of construction of phase II? Yes, the rates have been increased to Rs. 200 on bsp. They will hike the price of the project again after the launch opf sample flats and the ground floor casting which will be done in November.

I got a call from Amrapali office for signing my agreement. I told them to send me a copy of draft BBA. However, they are not interested to give me a copy of agreement with Noida authority, approved plan and the draft agreement before we sign the agreement or apply for bank loan. Their executive told me that company policy does not allow to send these documents in advance even though we have booked the flat. Please share your views regarding the same.

I have booked a project in Amrapali Heartbeat City. I have already paid the booking amount for a flat in Tower L phase II. Please let me know whether the bank approvals for the phase II have been obtained. Will the court judgments cause delay in bank approvals and in the completion of the project? I got a call that this project has become bankable. You can get loans from Axis Bank. They have told me that Corporation Bank, LIC, IDFC also have approved this project.

Hi guys, I have some issues with the two clauses in the agreement as I feel these could turn very unfavorable to the buyers. It is mentioned in the agreement that the builder will run the club house and everyone has to become a member and pay the charges as well. I feel that this will enable the builder to charge unreasonable amount from the residents. The terrace will be under the builder's control. People who have invested in this project please share your views.

Hi Samrat, I too raised the same query before signing the agreement. The executive from Amrapali replied that there won't be any issue reading the same as the builder is also concerned about his reputation. They also said that after 2-3 years, a co-operative society will be formed by the residents and the builder will handover all such matter to the residents.

I have booked a flat in Amrapali Heartbeat City. The name of the company mentioned in the agreement is Three Platinum Softech Ltd. and it is a non existent company. However, the office address is the same as that of Amrapali. What legal implication can this have in future? It is also possible that the land has been taken for some other purpose and now they are building a housing society in this land. Could it create problems for us in the future?

Hi guys, I got a call from Amrapali heartbeat City. I was told that they have come up with a new payment plan. According to their new payment plan, 30% of the amount has to be paid at the time and the rest on possession. Has anyone else got a call regarding this same payment plan?

There is a lot of confusion about this project. One of the brokers told me that first 300 apartments are available at 3195psft and another has quoted that the project is available at a price of 3700 psf and they are also offering an initial discount of Rs. 150. I was also told that the total area of the project is 36 and a half acres. What is the reasonable rate for this project? Please share your views.
