Hi I am looking fwd to getting payback from ACD. earlier I was told that a customer can get payback once he is done with around 40% of payment to builder and that is the time when builder releases payment to ACD. Now I am done over 50% of payment. but seems that ACD is telling after I make 100% payment, then and only then I will get payback. Would like to know ppl experience ? thx

You can't expect good rents unless amenities like Club, park, swimming pools are in place so comparing with LB may not work. People prefer high rise gated communities for the security, amenities and that's the main reason to pay higher rents.

I see lot of people having huge expectations from Lotus Panache... which is not bad looking at the various facilities planned in the project. However, the real test for a developer comes when the first units are delivered, which i believe should happen soon. I have booked a one in this project and was eager to check the actual apartment (as no sample flat of this size was made earlier). Finally, an actual sample of this size was made open to public in Tower 12/ 12A. I was in for a little shock. The roof height was at least 8.5 ft, much lower than the 9.25 ft promised at the time of booking. This will have a huge effect on storage space in almirahs, which cannot have a loft. The biggest balcony, next to kitchen of 9.7 ft x 5.1 had been reduced to 4 x 6 ft. The other balcony of 11.3 x 3.3 ft is actually of no use as many protrusions in it leave no space for one to even stand in it.

Folks, I had purchased an Island unit in Panache for end use. However in the past couple months 3c has shown that its like any other greedy builder and the trust factor and brand image have been tarnished. Now there is a complete sense of negativity and 3c promoter's anti end user attitude is quite evident. I don't think this will ever change and will continue during maintenance phase on all kind of issues. As an end user I don’t want to deal with 3cs pathetic attitude for years to come.

I booked a flat in the first phase in Lotus Panache in early 2011. The due date for possession was December 2013. We are already way beyond that deadline and still no signs of possession or the site to be in a condition to be able to move in.

Hi, I am interested in buying a flat and confused between ATS and LP....As per site visit and also internet search, i have noted the following: - ATS OH: Total Area = 14.5 acres: 12 towers (approx 1248 flats: 12 towers 4 flats per floors 25 floors per tower) + 12 penthouses (each duplex) - LP = 41 acres: 30 towers (approx 4000 flats: 30 towers 5.4 flats per tower 25 floors per tower) - ATS has one swinmming pool (as per their brouchre) - LP has 4 swimming pool, a putting green, open amphitheatre, 135000 sq feet club, etc... also I feel the 1755 size is ATS OH may have very little direct sunlight in their balcony....as the balcony is facing North East... while LP has South West facing balcony...overlooking the E-way... In last 15 days I have heard about various incidents of theft at LB, this is despite of paying for maintenance 2.25 bucks PSF PM. The guards deployed there seem to be useless. 1) Heard about an outsider trying to sneak into 1 of the apartments - 3C's security could not manage to get hold of him. 2) Some1 from maintenance team came to fix wooden flooring at an apartment already occupied and the owner finds his shoes missing 3) Swimming costumes, goggles etc getting stolen from the indoor pool. This is scary and its just 7 towers being given possession as of now!!

Couple of questions. Would be great if people can respond. 1) Has phase 1 CC been received by 3C? 2) What is current resale price for 1592 inside (club) facing units? 3) Would it be good idea to exit out of phase 4 unit as on date? Or to keep the unit for few .more months? I can pay the remaining 2 installments 4) I'm being offered 5500 BSP for my unit...would phase 1 possession be positive news for remaining phases and would bring a jump in next 1-3 months? Read somewhere about May-June timeframe. Fingers crossed...been bitten many times before by 3C's dates. Looking at this month's updates it appeared that folks were doing cleanups in balconies in one or two towers so that gives some hope. So even if all interior work is done, I think 3C has one team taking care of possession related work and their hands must be full at the moment with Boulevard's phase-1A possession related work. I am assuming same team will work for Panache's phase-1 possession too.

Guys I am really worried about the Sample Flat.. Any ideas from the veterans here why is it taking so much time. They are giving deadlines of 15 days since June July.. Why is it that they are not able to open a few sample flats....? Would it be the same story even at the time of handing over possession? Is there some issue with the sub contractors?

Visited LB and LP yesterday with a friend who wants to buy a RTM flat in LB..saw a 2bhk+study, size approx. 1330..dealer quoted an all inclusive price of 85 L which works out to approximately 6400 PSF. I am not sure whether it was 1330 or 1295 though not much difference..Is that a fair price? For 1863 sq ft flat, dealer quoted a price of approx. 1.20 Cr.. The feel was good..club is shaping up very nicely and a big one, though could not go inside..could see many flats occupied and families living in..dealer informed that around 70 families have shifted, though I dont believe that..appears to be an inflated number but I think around 30 have shifted..Society will have first security check at the main entrance and then individual guards at the gate of each tower.. Few things which I did not like were the ordinary quality of railings in the stair case and balconies..the doors appear to be of a very good quality..the kitchen slabs are ordinary..sanitary fittings are good..all flats have water sprinklers to control fire, if any.. I felt that gap between boundary wall and towers is really good..i think after completion of construction and finishing, the gap will perhaps look reasonably good, though presently it looked much less.. Dealer also informed that towers have an RO plant..though i did not verify it myself.. The hospital is very very close to Tower-1..Tower-1 occupants with hospital view may not like it though..Presently, towers looked very close to each other..lets hope the actual gap is more when work finishes.. I personally feel that 3C should not have constructed more than 3 towers of PI..that would have left much more space for the project..At some places, the gap between T-1, 2 and 3 and T-26 looked very little.. Marketing office of 3C is going to shift to T-12A in next 15 days, as informed by the guards..probably thereafter they will allow us entry to Ph.I of LP..

I was driving my way towards sector 93A and thought of taking a look at ATS OH and 3c LP projects. ATS seemed to be shaping up OK. But I was shocked to see 3c LP. 3 towers which are near completion looked very mediocre. I was disgusted to see the choice of color which 3c has come with for exteriors. Yukkk......Gave the whole building a very cheap look. And to top it all...there was a huge poultry market right in front of LP which made the whole experience even worse.... I don't know it might be a very personal opinion but what do others think?

Recently visited Panache. Can someone confirm the following - as got conflicting info at site office: 1. Ceiling height in sample flat is 10 ft. But I was told actual flat may have 9' 3". Is this common in multi-storey or 3C giving low? Is this bad? 2. Ceiling height is kitchen is even lower....may be 8.5 ft. I was told by one of the employee that it is problem in sample flat, while other told that may be some pipeline going !! Any ideas what is the ceiling height normally in m-storey flats? Why 3C is so low? Is this a big negative for 3C projects - if all got such low ceiling?

Hi All, I have found the insights shared by different members on various topics/issues quite helpful. I am looking to buy a 2/3 bhk in a budget of around 60lacs in either boulevard or panache and a 3-4 bhk in a budget of around 1.25 cr in either Espacia of panache island. Did a small research on my own and noticed a few interesting points: LB VS. LP DENSITY- I have noticed many people raising concerns over this as well in this commonplace. Here's a small calculation- LB-2752 flats in 30 acres with 30 towers i.e, 92 flats/acre. LP(Including Island)-3924 flats in 41 acres but with only 30 towers i.e, 95 flats/acre. This means that towers in panache will be more spaced out and the number of families living/acre in both projects shall be almost similar. I have not included Espacia in LB since this project has completely different boundary wall and separate demarcation. LOCATION-I personally feel that LB has a better location than LP. on 80 mtr wide road. Close to Unitech Golf and Country Club (A masterpiece in the making). Next to posh sector 47. Easier approach. CLUB- Almost Similar LB ESPACIA VS. LP ISLAND DENSITY- Espacia has 510 units (excluding tower 31 which is yet to be launched) in 10 acres i.e, 51 families/acre with 8 towers. Island has 5 high rise towers with 432 units. I don't know the area of the island. LOCATION-Again Espacia scores over panache according to me CLUB- The same. I would subscribe to Lotier in boulevard if I go for Espacia. If I put together Espacia and boulevard as parts of the same piece of land i.e, 40 acres, then the number would be 2752+510+75(Maybe is tower 31 in Espacia is launched)=3337 units/40 acres i.e, 83.4 units/acre with 38 towers. LP would be 3924/41 acres i.e, 95 units/acre with 30 towers. TOWERS IN LP HAVE MORE NUMBER OF FLOORS ON AVERAGE. EVERYONE, please suggest/advice between these options based on your knowledge and experience. I shall highly appreciate your views. Thanks

Buddy, I must say you have done your homework well... both are equally good projects.. LB - location is much better LP - layout is much better especially the spacing between towers, I think this has been possible on account of accommodating the 5 Island towers within the 41 acre land vis a vis LB wherein espacia has been earmarked on a separate piece of land because of which open space in LB is comparatively less..spacing is better in LP also because of higher elevation compared to LB.. Prices of Espacia and Island are almost at par....I started my investments with LB and subsequently moved to LP, however still keeping one small token unit in LB so that I don't miss any of these projects... Both projects are good, go for LP if you are not in a hurry as it will come out to be a better project in terms of spacing, better exterior facades and few unique features like man made island and vert landscaping... my 2 cents..

Hi All, I am looking for a 3BR flat in Noida. I am looking for my own residence purpose. I was out of town for almost 2 years and i recently came back. Now I am seeing the prices sky rocketed as I myself left 3C offer of 2600 inclusive all. Its really difficult to accept this fact that I have to shell out 15-20L more for same project. Even I am not seeing any new project coming at same prices or around 3000 psft Please suggest some good projects my requirements are as below- BR - 3 Area - 1200-1600 SqrFt Budget - 40- 65 Lakhs Possession - Can wait another year or two I am ready for resale also. My friend has a flat in T-1 LB. Just now spoke to him. He told his date is Feb, 2012 including grace period, otherwise it is November, 2011. BBA was signed in November, 2009 and possession was promised in 2 years with grace period of 3 months. He is yet to receive any possession offer. He also mentioned that at present even if possession is given, it is not worth living, due to huge construction around and a large presence of labourers. Also told that possession of Phase I (T-1 to 4) and IA (T-5 to 7) is most likely to be given simultaneously during Feb., 2012 (though not very sure on this).

Club, shopping, etc etc is totally normal in every project...... But a business center, Kindergarten school are definite Extras So approx. how much area is used by school and business center....maybe 3 acres ????...Can anyone else give some insight into this?? Depends..Which tower ? High or lower floors ? Say if it is T26, then 4620 CLP is fine..construction not yet started..you will be paying in 2yrs time. But if it is T29 , then you will have to pay up in 6-7 months. So 4620 CLP is as good as DP rate. T-29 construction is already on 6th floor. Delivery

Guys, I have a concern. Seems like 3C trying to fool us with the project updates. I know if for sure that ground floor slab has not come upo for tower 1, but still, have a look at the snap on 3C site. Does it not show that Tower 1 & 2 are above ground floor slab?? Friends, Do you think, there are few questions, which all of us should be asking to our builder in this scenario of NE crash? If the builder is all clear, they'll reply for sure. I have few queries which I shall ask to the builder of my project. 1. when & how the proposed land for the project was acquired? 2. Who was the former owner of this land? 3. Has the land been registered? If yes when the registration of land was completed and who are the present owners of this land? 4. Is any court case going on for this land? 5. How much payment (in %) have been paid to NOIDA authority till date and when the rest of the payment shall be made? Its very difficult to get the answers of these questions, if the intentions of your builder are not good and have gone against the laws to get the land.

I had purchased a flat in LP on DP. My payment to 3C was delayed by 3 weeks or so. Since it was a big payment , it became a big amount of interest. I spoke to the 3C customer service staff and they did not charge any interest. They waived off all the interest subject to subsequent payments being on time. From my personal experience I have found 3C a very reasonable company to deal with. This is not my first flat purchase. I have purchased 2 earlier and I never have found a builder so willing to respond to customer queries and being resaonable to requests and customer problems. That is why I am a big 3C fan

In my family we have booked two units one in Tower-3, and one in Tower-4, Now we have received the demands for Tower-4, last month itself, whereas there is no scene of progress on Tower-3, SCARY as everything on that piece of land has a lot of movement, except these 2-3 Towers. Not expected out of 3C's. I am loosing faith in this builder. It seems builder has some severe issues with the contractor. Inputs???

Is it possible to opt for the different size flat on a later stage of the project, in case, i start earning better in future before possession. If yes, what i can expect from 3C, same rate (impossible) or higher.... ?

I think these would be 2 transactions, you have to sell your existing one and buy new one. otherwise 3c might take your flat back (cancel Booking) in original price and then sell it in open market. Don't exactly know but this seems selling your flat and buy new on current price, No way you get in ol

3C customers, one question does 3C provide piped gas connections in the apartments, looking to find out if any project in Noida/G.Noida does that.

No, they usually write in the brochure that they are providing it and have to design hardware for that in the design along with the structure. The pipes are laid by Gas company pretty time consuming process. Thought if its in expressway sectors or any other sectors as well or what the situation like

Guys I went to the site today. As told earlier the work is going on at a fast pace. I have been told that the sample flat shall be opened by 2nd March Maximum. I have also been told that the height of the sample flat is around 8-9 inches more than the actual flat. On the balconies issue, as discussed in the forum earlier there are some interesting developments. I went to the Boulevard site also and also checked with the 3C people. There would not be a railing in the balcony but it shall be RC structure around 3.5 Feet in height. Check it out... it is being built in some of the towers at LB... With warm regards

Guys, I am confused as to which one should I buy - Boulevard Espacia or Panache Isand on Exp way. I am looking to live there and not buy for investment purely. Pros of Espacia - 1. I feel it is at a better location than panache which is very close to the patches of villages and congested market. I tend to prefer to stay not so close to the market because of the noise and congestion it leads to 2. Separate entrance to Espacia and I foresee higher standard of people living in espacia. 3. Two club memerships (espacia and boulevard) at a nominal lifetime cost. Cons Higher price - flat in espacia would cost be 10 lacs more than island in panache With eldeco and another 3C project coming opposite to LB, it would cause congestion pros of Island in panache 1. Slightly better connectivity to Exp way 2. lower rates (3150 against 3600) 3. Less towers (30) as compared to 38 in LB. This would mean more open area. 1. Not so great location as I explained earlier. 2. I came to know that there is a graveyard very near to it. Even though it has been closed, but this is surely a big negative point. At the end of day I am looking for a place that is peaceful, has better lifestyle and standard of not only the flats but people living in. Considering all pros/cond, I would have bought a flat in espacia, had the price difference not been that significant. Should I buy in LB, LP or wait for new 3C project to be launched in Sec 107? Hi, Has anybody inquired about carpet area to the builder, I have that the builder (Patel) included walls when calculating carpet area specified in floor plan in sample flats. Today I also saw Sunshine Helious site sector 78, I was very surprised and impressed with their transparency and carpet area ratio. They mentioned 82-84% carpet area calculated at site itself with each floor plan(their 1575 sqft super area flat = 3c's 1800 sqft super area flat). They also mentioned they will not charge any penny even if they increase super area. No price escalation any many more. I m now thinking I should have invested in sunshine instead of 3C.Everything is transparent there and they will write all these in BBA.

3C is silent on carpet area. Send mail to customer care regarding this. The repsonse you will get that "they will get back to you once they know it from the concerned department. Customer care department does not know the carpet area. Strange!

Hi I am new to this forum and based in singapore. I hv booked a 3BHK 1415 sqft in June (Tower 3 Unit 1903). I also got BB agreement and it is very embarrassing. 3C clearly mentioned that 6.3 "Any club swimming pool, open spaces, open parking space, public amenities, business lounges, shopping center if any, and all other such facilities shall not be transferred to such body or association or society and shall remain in the sole ownership of company." It means even after creating society, these amenities will be in the Company ownership. Neither they mentioned any club, gym, pool and sports courts etc. in BB agreement nor they mentioned any usage of these amenities in that (While they clearly mentioned "Common area" usage and these amenities do not come under "common area"). May be they are planning to extra charge for these amenities (as they have not mentioned any of these amenities in maintenance charges).

Hi All, I have just bought a 2 BHK flat in tower 8, I have been informed by builder that possession time will be 36 months +3 grace months from the date of allotment letter(which i have not received yet), leaves behind couple of open questions 1. Does possession time given by builder changes as and when a new person buys a property from 3C? 2. We all always talk about phase I,II,III, but does anyone knows when will 100% of the project be completed...i.e. with all the amenities that 3c's have promised.

Dear Senior Members, I need a small advise. I had booked a flat in LP in march, now if due to certain unforessen personal circumstances, I want to cancel my booking. Whats the procedure for this. Dear Experts, Do you know about how much far tower 6,7,8,9 are from Panache Island towers ? Wouldn't inward facing low floor flats in tower 6,7,8,9 be in shadow of Panache island towers untill and unless there is reasonable landscape area falls in between? So how big is that area ?
