Dasnac has soft launched Jewel of Noida in Sec-75, Noida at the BSP rate of 5150. The builder has already delivered two projects by the name of e-homes in Vaishali and G.Noida Can anyone residing in these societies share his experience about the builder and building quality ? Is this project and location worth investing in?

Project is clear. This is the only project where out of 7 acres area enveloped in the plot, only FAR is on 5 acres and 2 acres is free township green. additionally, another 8 acres is free township green. All 150 acres of township are private and secured. This plot is part of a township!

Guys, take care. On enquiring, I found out that the central park is not a property of this builder, so belongs to the authority. This builder plans to develop it alongside the towers, but it'll remain open to general public. So, though the chances of intruders is quite low, anyone can visit the central location of this project anytime.

Guys never ever go for any project by DesignArch. The builder is totally money minded and will not think about you or your hard earned money. In case you people have any doubt come over and see the condition of their Greater Noida project. Talk to any resident and you will get the clear picture

If you go through the specifications of the club than you will find that the Jewel Club will have its own social lounge which shall come along with a large screen TV, a billiards table as well as private entertainment spaces. Banqueting facilities shall include a party hall for the use of residents and their guests.

There are many things that one should keep in mind before investing but most important are Conveyance deed in favour of the Builder, License/ Development, right/ approvals of the Builder, Clear and marketable title of the project, Ensure execution of proper Allotment Letter/ Sale Agreements on your payments Ensure whether reputed financial companies approve the project.

I want to share my experience with you.. In Greater noida project is going on for last 5-6 years even the project started much later like purvanchal had given possession and 70% occupied but e-homes construction is still incomplete. I have booked one flat last year on promise that delivery will be by Dec 2011 now they have just completed one tower and handing out the possession with work still going on other towers with no promised amenities available and we are forced to take the possession by paying the balance payments they are taking advantage of one term in agreement that tower wise possession can be given but in what condition the builder may be technically sound but he is pathetic and only after money.

If you are looking for builder’s review then I’ll suggest you not to deal with them. I want to share something. I am staying in the Vaishali project and I will say not worth it. We paid premium for the E-HOMES but there is not much to quote E Homes, camera view is a normal thing and remote controlled light and fan is what was delivered on the name of E Homes. It was way above market rate and no accounts maintained, I feel cheated.

Hi friends, Me too wants to share my views regarding this pungent smell issue. I stayed in a flat close to nullah in Pune. Initially there was no smell. But in few years when the rain used to happen the nullah would fill up and infect surrounding areas. Smell became a very big problem and it was intolerable and yes rates of those flats were ever increasing. Please think once again if you really planning on staying. Smell is tolerable over time and you will get used to it and you won't even realize it unless when your friends come to visit you or your coworkers stay away from you. But chances of air borne diseases may increase. So think.

Hi, everyone I personally visited the site to clear this STP issue. The STP (SeEwage Treatment Plant) that we are talking about will not create problem for any of sectors like 75 and 76. There was no smell from STP . Yes there was some smell in front of nallah but that is in nearby to sector 50. So, my preference is the jewel of Noida sec-75.

Have a look at once before investing. I heard that there is village attached to sector 75/76. That is why the rates of projects are low as compare to Noida projects.

Villages are there near to almost all major sectors in Noida. So that is not the main reason why these projects are cheaper. Noida authority has released the land at reasonable price and also the density and FAR (floor area ratio) is high for these new projects so they can build more apartments in the same area and thus the costing is relatively lesser.

According to me it's not the STP which creates problems, , it is the nullahs which carry the stuff in/out of STP which is a problem. For ex - I have some relatives in Sec- 50, the nullah is approx 400 mts from their house - the aftereffects are so bad that the copper pipes of a A/C corrode real quick & A/C gas needs to be recharged twice a year.

Few days back I visited the site. The STP (Seewage Treatment Plant) is functioning but it was not giving any pungent smell in front of both the sectors i.e. sec 75 and 76. Though, I am not aware of Monsoon. I am also planning to book a flat in the jewel of Noida but only after complete mind clearing that this smell will not badly affect the living conditions or the future price boom in these sectors. Please give more views on this issue.

Yes, I heard the same that there is village attached to Sector 75/76 And it smells like hell. So I advise to visit the site before booking, otherwise, the pungent smell might linger on for the rest of one's life.

It all depends on personal views whether a builder is good or not. For some Supertech might be a bad builder and for some gardenia just average. There are number of flats available from many builders it all depends on one's own views, some are investors and some are end users. Some prefer location whereas some prefer quality and some prefer both loactions and quality. So, don't give judgement on your own basis. Lets have a fact based discussion.

I have been to their DesignArch project in Vaishali Quality is excellent and they have delivered most of the tech stuff which was promised. So, in that case there is no need to worry about the builder not delivering and their construction quality.
