Does anyone have any idea updates on the possession of Phase 1 of Silicon City. Amrapali has committed that the possession will be delivered in January 2014. I feel that there is still a lot of work that needs to be completed before they start giving the possession of the project. I would suggest you to avoid any project by Amrapali Silicon City. I had booked a flat in Tower H of Silicon City in January 2013. According to the site plan it was mentioned that there will be a view of the swimming pool, park and club for the east facing units of H block and as a result I decided to book a flat in this tower. However, when I visited the tower recently, I came to know that there was no pool, club or park as was mentioned. When I discussed the issue with the sales executive they told me that the plan has been changed and the amenities that were mentioned will not be available. This is cheating and fraud on the side of Amrapali builders.

Hi Heena, this project is almost complete and almost all the banks have approved the project. HDFC Bank, Axis Bank, LIC Housing Finance Ltd, Indiabulls, Citibank, ICICI Bank, Canara Bank, Bank Of India, Oriental Bank of Commerce, Indian Overseas Bank have approved the project.

Hi guys, I booked a unit in Amrapali Silicon City in Tower F. I have noticed that the work is progressing at an extremely slow pace. The progress is almost nil in Tower F for the past three months. The builder is not following the specifications as promised. The height of the internal door and the ceiling is low as compared to the normal standard size.

I agree with you. The work is progressing at an extremely slow pace and the construction has also been delayed. I had a word with the sales executive and came to know that the possession will be given by May 2014.

I booked a flat in Tower B of Silicon City. I was promnised that the possession will be delivered in June 2013. Please let me know whether the builder will pay interest if there is a delay in delivering the possession of the project.

Hi Gautam, I booked a flat in in Amrapali Silicon City. I called up the builder and the builder said that the possession has been delayed till next year March. I also asked about compensation for delay, they told me to get the documents and they will discuss about the same.

Hi guys, please confirm whether Amrapali Silicon City has increased the super area of a 2BHK flat from 950 to 1035 sq ft. The super area has been increased because the balcony size has increased. Is the information correct?

Hi Farooq, it is true that the balcony size has been increased from 3.5 to 5 feet. 3% increase or decrease of the super area is permissible anything above this will be chargeable by the builder.

Hi guys, here is some update on Amrapali Silicon City. I got a chance to visit Silicon City. I was happy to see that there has been a good progress and they are using very good quality materials. Most of the towers in phase 1 will be ready for delivery by June – December 2013 timeline. The sample flat has also turned out to be very beautiful.

It has been 4 months since I got the demand for the last payment. They have not given any information on the construction updates of the project on their website as well. Hi guys, I have heard that Amrapali Silicon City has increased the price from 3300 to 3500 psft. Even after the price rise, inventory of one's choice is not available in this project. They are launching new towers and at the same time increasing the price of the project. Is it advisable to book a flat in the 7th or 9th floor of the project?

I had booked a unit in Tower B in Amrapali Silicon City. I visited the site a few days back and to my surprise I came to know that Tower B has been shifted near phase 2 at the extreme left. When I inquired about the same I came to know that there is some land dispute for the area in between and hence they had to move Tower B. The manager has told me that he will give me some other options and I can select from them. Please let me know what should I do?

I have booked a 2 BR+ study with terrace garden in Silicon City. However, in the BBA the terrace garden is not mentioned. Are they really providing the terrace garden? What is the area of the terrace garden? When I had booked the unit they had said that it will be between 200 to 250 sq ft.

According to the information that I have that is the fire area and you will not have any right in the fire area. It is better to change your booking. They will not refund your money but will use that money to buy a lower floor.

Can anyone clarify whether all inclusive prices include transfer charges as well? I got an offer of Rs. 50 lacs for my 1075 sq ft flat on the 16th floor of Tower P. However, I came to know that I have to pay Rs. 200 psf as transfer charges which comes up to be a huge amount. Please share your views about the same.

Yes, it is true that Amrapali Silicon City has violated the terms and conditions of MOU. The new date is 30 months from the start of excavation/ date of signing of agreement +/- 6 months. However, there is no mention of corporate deal in the agreement. I further inquired with HDFC, IDBI, BOM, BOB and they have said that the project is not yet bankable.

I had visited the site and it is true that there is some issue with the STP. I have also come to know that there is a non operating burial ground parallel to 45 mtr road in between sector 76 and 78 for which Amrapali has shown park in the brochure. Tower D and G will have the view of the burial ground. I also visited Amrapali Green and realised that the construction quality is average.

I had booked a flat in Noida. Last week I got a call from Amrapali saying my unit has a double booking. As a resulted they requested me to book some other apartment to which I refused. I was informed that it is upto the jurisdiction of the management to decide who will be given the possession of the flat. Please advise what should I do in this case.

Hi guys, I have heard that the project is bankable now. Bank of Baroda, Bank of Maharashtra, Union Bank are some of the banks that have approved the project. However, SBI and HDFC have not yet approved the project.

As per the information available, the project has not yet been bankable yet. According to the officials it will take at least one more month for the project to be bankable. There are hardly any projects that have been approved by SBI and HDFC Bank especially projects by Amrapali and Gardenia.
