There is no 2BHK in DLF ULTIMA Sector 81 project and the smallest 3BHK is 2100 sq ft. It shows that this project is not for small investors. It is only for High class investors and end users.

DLF has a flat slab for all of 2%. So if broker is giving you 2% go ahead. Just clarify from broker about the discount he must pass on 1% to you... if you are a regular investor with them then the case is different, you can get bit more..

I talked to broker, he said 8500 with 2% broker discount. I think with some negotiation one can get 4% discount.

The project is very close to NH-8. According to payment plan- In 1 year buyer needs to pay 50% payments. I don’t know about the transfer policy of DLF.

What service do brokers provide in fresh launch? There is no price negotiation, no agreement drafting, no finding of counterparty.. If you ask me there is NO utility for a broker in a fresh launch.

If a builder decides to not involve brokers in fresh launch he can easily pass on the discount directly to customers.. Only reason broker is there is to market the builder...if marketing channels were more advances. There will be no broker need in fresh launches makes sense?

Stay away from DLF. We paid 90% of the total value for a 3 bhk+3 t + study in DLF garden city, omr. We were promised of a possession by Dec 2011. And still we haven’t received any communication. our calls are not answered, so are our emails.

I don’t understand the logic of DLF. DLF Primus is on better location and easily available on resale 6700 psqft.... Then why one should go for DLF Ultima by paying Rs 2300 extra.

DLF Ultima is located in sector-81, Gurgaon. It is very close to NH-8, Near to proposed Metro Route and very near to IGI Airport.

I don’t believe it is very close to IGI Airport. It takes 20 mins to cross the KehriDaula Toll and 15 mins to cross Hero Honda Chock and 15-20 mins the Delhi Toll... so you reach IGI in more than 1 hr... If you go by their shallow claims, you will always miss your flight!

I got an e-mail regarding DLF Ultima saying 10,000 psf will include all extra cost. I think that will be great. As Ireo launched in 8750 psf excludes everything, TATA is given price range of 9000-11000 psf So if DLF would launch in 10,000 psf it would be good deal. As location is advantage here.

What’s so ultimate about this project to demand 9500/- ? Any clue of usually absurd PLCs? Are they going to give fully furnished incl fixtures, fittings, and white goods? Don’t know how is the price justified when resale is at 4-5.5k in the vicinity..
