I booked an apartment in Sobha Petunia, one of the super luxury projects. What one would expect is superior standards of service after one has invested a large sum of money in this project, but what we have experienced so far is far from it and undoubtedly very disappointing. The following are the very distasteful qualities of this firm. i) There is no clarity how many apartments are booked
ii) There is no proper co-ordination between sales department and service department, they contradict each other- commitments on dates for payment and grace periods communicated by sales/ customer service are not honored by accounts
After facing these problems I advise you to stay away from Sobha Developers.
Hi, After reading a number of other threads about Sobha projects its apparent that there's a lot of negativity around Sobha and it seems like they have a huge backlog of unfinished projects. One can assume that if they follow a sequential order then the new ones like International city may take many more years to build. And while I'm happy to wait but not ready to put hard earned money down the drain..
Folks, Most of the reviews on site are related to under construction. This is to make people aware on what it is living in a Sobha Apt. I own and reside at an Apt in Sobha Cluster on Outer Ring Road. Following are some of the issues that we faced with builder during & post maintenance period:
i) Bad construction quality ii) They dose not return maintenance deposit to the association iii) Sobha Apts have no cavery water iv) Sobha Construction and sale deeds are completely one sided contract. They make full use of clauses in their favor.

I think the location is good for future prospective. Here are many reasons- It’s only 5 KMs away from IGI International Airport and aprox 3 Kms from Proposed Diplomatic Enclave. The location is well-connected with Dwarka Expressway.
Sector-109 located close to the new super expressway of Gurgaon, which will be connecting Gurgaon with Dwarka. The size of this expressway is going to be double the size of existing national highway 8. Moreover, here you will find many luxurious and famous residential projects and that too from reputed builders.
Hi, I want to share my experience with you. I have booked a flat in Sobha Iris in Jan-2006. The flat was supposed to be ready by March-2007. The delivery was postponed 3 times till now. Sobha gives date and the date nears they postpone it by 6 months.
I have been to this location I feel that it is the ideal place for your family to stay. No need to worry about your child’s education the project is very close to Thrissur’s renowned professional colleges.
Sobha City is conveniently located: close to the city, yet far from the madding crowd and the cacophony of the city traffic.. Close to Thrissur’s famed educational institutions, hospitals and shopping centres.

I feel that the project is good, fantastic elevation. I liked villa and independent property. I fell that this is one of the best projects in NCR. I checked the sales price which is 3.28 crore and out of my budget. This is the only reason I left this option. Else it is a good option for high-class people who don’t have any budget constraint.
