I want to share one thing about sec-168.
i) All projects in sec-168 is near to Nala (sewage). So, if you book in any project in sec -168 someway or other some units will face NALA. If NALA smells its for every project.
ii) Other Point was proposed STP Plant in sec -168, that means investor still has time 3-4 year to sell his unit.
iii) All projects are same in sec-168 and location wise Sec-168 is not a big sec-168
iv) Definitely I agree that Arista is overpriced specially with no extra benefits.
I don't understand why a project which is meant for upper middle class segment would be launched near a proposed STP and irrigation drain and why the builder has over priced it above the average rate. Low density, green concept everything is fine but why would someone invest so much in a project which would surely be affected by STP/Nalla smell. Moreover, construction status is also not good..
I booked in Sunworld Arista. Can anybody update me about the work progress? How far work has been done? Further I heard the builder is struggling with NA approval. Is this project completely approved by NA?
Recently, I heard about Sunworld Arista located at Noida sec-168. The group launches “Subvention Scheme” @5250 for this project. In this scheme Customer has to pay 20% of total apartment cost (10% in booking & rest in 30 days). Rates Applicable is same as of CLP Plan, Gets Loan approval from bank for the balance amount i.e. 80% of Total Apartment Cost. Bank pays on behalf of the customer, the interest cost (30 Months) of the amount paid by bank is borne by Sunworld Residency Pvt.Ltd. Customer will start paying EMIs only after 30 months.
Yes you are right Sunworld Group launches Subvention scheme for their new project i.e. Sunworld Arista in sec-168, Noida expressway. The benefits of this scheme are: Interest is paid by Sunworld Residency Pvt. Ltd. -Buyers EMI starts only after 30 months -Investor pays no interest but enjoys high capital appreciation in the given timeframe of 30 months.
I agree with you Alia. Project is surely well designed. It is a low density project which is a rare in Noida where most of the projects have very high density. Green spaces are ample.

One of my friends residing in Noida sec-168. The location is good for residential purpose. Schools like Shiv Nadar School, DPS, Genesis Global etc. and MNCs like Accenture, Steria, TCS, MetLife etc. within the radius of 2 Kms.
Recently, I got to know about one new project in Noida sec-168 by Sunworld i.e. Arista. This project spread over 10 acres. The project offers excellent green features like rain water harvesting, AAC Blocks for energy saving, water retreatment for landscaping and flushing. Any reviews??
