Buying a Flat in Wagholi – The right move but which one to go for? Here is the detailed study. I am not a builder, nor an investor, nor am I a broker but an individual who recently shifted to Pune. I saw IVY Estate, Guardian Groups Hill Shire, Rohan Abhilasha, Nyati and many more. After a detailed comparison, I found Hill Shire project to be the best among all. And I do have a supporting proof/ explaination to it. I have booked a 2 BHK Flat on 11th Floor in at Hill Shire (Hill facing) in January 2015. The rate offered is Rs. 3900 which includes 1 covered car parking, amenities like reflection pool, basketball court, cricket pitch, grandparents arena area (found it to be a different concept), children’s play area, club house and a Gymnasium. This rate also includes floor rise, MSEB and Legal. The location is strategic in a sense that there is a new road (construction of which has started from EON IT Park side) that would connect EON IT Park with Nagar road (Kharadi-Nagar Road) and the best thing is that this road is just next to the project (entry-exit gate). This project hence will be at the intersection point of Kesnand Road (which is existent and is approved for renovation. This road connects Nagar Road with Kesnand Village where you have a few companies) and new Kharadi-Nagar Road. The total project area is 8 acres wide which means that there will be limited number of flats and hence low maintenance for all amenities. The total area of the project is 975 sqf. Out of which total Carpet area is 750 sqf. (Including terrace area). Loading being 22.5% for lift and common lobby. The flat has an amazing hill view (imagine the same in Rainy season as well as winters). I mentioned this point as the land behind A, B and C Block belong to trust which runs Ayurvedic Treatment camps. Hence, there will be no constructions on the hill side. Hence, the beauty remains lifelong for residents who buy the flat on the hill side in A, B and C Block. Many would question that the rooms are small but that is false. The architect has constructed the flat in such a way there has been an area given in the wall where Almirahs can be fixed. The rooms remain as good in size as rooms in many other high sqf. 2 BHK projects where we end up paying more price due to the total area. Yes, I do agree that the lobby is not as big as it should be but imagine guests will be home once in a week but you stay 24/7. It is sufficient to accommodate your sofas, dining table, sofa table and other decorative items. There is a mall under construction 500 m away by the name EPIC which is a huge relief and a sign of area’s progress. Checked out the list of names of owners who have booked the flats, must say, 70% of the residents are professionals working in companies. There are people from North, west and south which surely makes it a successful cosmopolitan project where educated people would stay. Exact possession date is December 2016 or before. The icing on the cake being, Block A and Black B are contracted and are being developed by one of the most prestigious builders – Paranjape. Hence, Quality of the material being used is unquestionable. All clearance documents CD along with the NDTV’s recommendation to go for Hill shire has been shared by them. There is one document missing which they clearly mentioned and said that before depositing the booking cheque they would show the clearance Papers and then will go ahead. This shows that this Sanjay Godawat’s Guardian Group is decent, honest and that’s the reason that they are getter bigger year on year. Reasons for rejecting various other projects. - Rohan Builders - Reputed name/ all amenities/ same rate offered with floor rise/ Major issue - The location (its way too inside and the road which will connect EON IT Part with Nagar Road via Kesnand will increase the rates in couple of years in Wagholi but this project being 3.5 kms from the nagar the will take atleast 7 to 8 years for the area to get developed). Hence, rejected Rohan's project despite of the brand value. Loading is 30%. - Ivy Apartments by Kolte Patil – Rate offered is Rs. 3800 without floor rise. A straight away NO. Just being biggest in area across Wagholi cannot win them a market. (that’s what they are branding their projects based upon their project area which is 85 acres wide). The flats look like railway blocks or Govt. Quarters. Infra charges (5.75 lakhs) are huge which you may never recover when you resale it. Besides it, you end up paying 1.5 lakhs additional for convered car parking. The amenities provided are good but just imagine the total number of residents who will use the pools, gyms and the playing area once its occupied. Till the time they give possession, you will end up paying heavy rents in Pune + the interest to the home loan that you have availed. Possession date is Dec’2017 which will surely extend to mid-2018. There is more to it, think about the maintence per month that you would end up paying to maintain such a huge project. Magarpatta city being a success due to the Cybercity that they have created inside. Kolte Patil never has any such plans. Loading is 35%. Nyati – Boss, who gives 7.5 lakhs as infra charges, maintenance deposit and an additional maintenance every year despite of giving maintenance deposit. Where will the interest component of your deposit be used? Think over it. Builder is good but rates are way too huge and there is not clarity with them as well. The basic idea is: It’s not just about the builder and his history. You must see the location, the proposed projects there, the amenities and moreover the Infrastructure charges which you would never be able to recover right away when you sell.
