Sunworld Vanalika is a small builder and the rates at which it earlier launched its sector 107 project were no doubt less but now the scenario for the rates of this project have changed drastically , now they are rising at a very high pace.All this is due to the advantage of location which Vanalika is getting. The location is the best in that area connecting it to sec-18 as well as the expressway.

These are my concern about Sunworld Vanalika.. a) The project is near an empty plot of land (across the Dadri road I think) around which there is a lot of confusion. I have heard that it may be a park/sewage treatment plant/sports complex. Is it clear what the final use is going to be? b) How does this project compare to the 3C project in the Vicinity?

I had visited the site last weekend, Towers 1,2 & 3 are almost ready with brick work and seems that the finishing may take another 6 months or so.. However, Sunworld Staff claims that it will be ready by Dec which seems to be truly impossible looking at the number of people working at the site. Basement work is going on right now and it may get completed in next couple of months. Tower 12 (in which I own a flat) structure has been raised to 11th floor and looking at the current pace it seems that it will take another 1 year to hand over this tower.

Got a new and surprising news that they are now coming up with a 45 stories building at the place of current site office. This 45 stories tower will house commercial floors for first three towers and residential from 4th onwards...Sunworld seems to be getting inspired from Supertech to build tall buildings. Is this new tall tower going to effect the view/ventilation of park facing units?

I am sure they will take complete 2014 year to finish the entire project and in that case I will also plan to opt out as I want to shift to my property before June 2014. All my plans of owning a decent size flat for my family seems to be shattered by Sunworld.

I talked with the executive in the afternoon. She told me that the possession will start from December instant-starting Tower 1/3. Possession of whole project might take another 6 months from December.

This is very highly dense project and prices r already peaking. Constructions has slowed down significantly. Maybe should look at other projects in 100, 107. This should be second last on buying list after amrapali..

I am also exploring options in Noida and found the following major pros and cons for Vanalika Pros 1) Excellent location 2) Decent floor maps/designs e.g. 4 balconies in 1405 sqft 3) Fast construction pace Cons 1) First project from the builder so no past records of on time project completion or construction quality (A number of banks and investment consultant are not taking up this project) 2) I found it a bit lesser green 3) It's not clear that the land in front of the project is conversial or not! Wikimapia shows it as controversial nursey land and its a major risk if this won't be converted into authority park as Vanalika will be not be a livable place in the absence of the authority park.

Construction work seems to be slowed down. I have been visiting the site since 2 months. Tower T1, T2, T3 are at the same level. Their promise of delivering the project by end of this year seems impossible.

I talked to broker regarding construction status he told me that construction work is falling right on the line to meet with the expected time of delivery, the project will be ready for possession in December 2013. If there will be delay of any kind, it will be a matter of one or two months which is very unlikely to happen.

I booked 3bhk unit in Vanalika. Pros Connectivity from both Dadri Road and Expressway, nearest metro station is within 3 kms, facing sector 47 kothis so no high rise in front, will have established markets, smaller project so likely to get ownership in time, construction speed is very good, floor plans with one guest bedroom is better according to me, balconies are reasonably large, of the 4 bedrooms two are very spacious, modular kitchen and glass panels in bathrooms being provided by the builder. Cons First no background information on the builder, I don't know whether they are also under the 10 year lease agreement with NA or not, buyers forum not very active, green area in front of T1/2/3 doesn't look like much - however all flats in these towers face both the internal greens and the road so that ways there is a sense of openness, will get only in resale (I too would have preferred buying straight from the builder).

Hi, I am really worried about the actual room sizes, I have read on this thread somewhere that the builder has done a lot of loading on the flats and thus the carpet area is much smaller. Has anybody got a chance to see a actual flat of 1730 size?

I noticed one thing that balconies are in arch/curve shape. So only the widest point would be around 5ft. The narrow side width is as less as 1.5ft. This kind of shape will make these balconies comparatively less useful. Secondly, in rooms window/glass layout has been designed in such a way that Window AC cannot be installed unless major alteration is made. Without alteration, only split AC can be fitted.

I was told they are trying to get land use converted, they want to keep one small green strip as they have charged huge PLC for greens, they will get converted rest of plot into commercial land use to get mall, cinema and one of the biggest Indian restaurants in up.

Hello - I am looking for a four bedroom flat around 2500 sqft. for my end use and have been looking at the options in Sector 100/107. From my understanding the only two projects that are likely to be RTM in 1.5 years in that segment (floor area wise) are Espacia and Sunworld Vanalika. Floor plans for Vanlika more suitable for my needs, construction speed is good, project is small so likely to get finished in time, good access from both Dadri Road and Expressway. On the downside I am not sure about the green area being provided in front of T1, T2, T3 (has anyone got a confirmed satisfactory answer from Sunworld guys about this?) and of course the reputation/quality of the builder, being a first timer, is also suspect. Espacia on the other hand is from 3C who are beginning to deliver LB (although I hear of possession letter delays) and are reputed for good construction and maintenance of their commercial projects. However LB seems very dense and I am wondering if Espacia will meet the same fate. (MMM) Please suggest me which project is better for end use?

. I am more interested in Sunworld Vanalika coz of the following reasons.. 1. I need to buy in fresh (no resale due to unavailability black component) - no fresh booking in Lotus Espacia, Lotus Boulevard will take min 2.5 years for possession. Vanalika - 1.5 year. 2. Location wise Sunworld is better as it is more towards existing Noida sectors. 3. Rtae of Vanalika is reasonable (psf rate). 4. Vanalika is less dense than Lotus Boulevard atleast, not sure about Espacia. 5. Do the math and you will know that Vanalika's loading is much less than Lotus. I am also skeptical about the builder’s reputation and perhaps would have not considered it at early construction stages. Keeping the above in mind I am more inclined towards Vanalika, comments from others are welcome, they can perhaps help me take a better decision.

Sunworld Vanalika looks quite congested to me. The towers facing the inner road (not that one which goes towards sec 82) are too close for comfort IMHO. Just my views.

The project site is located on 75meters road in sector-107 at Noida. To the right side of project site is 60meters DSC road coming from Botanical Garden metro station that is 4-½ km from the site. From DND Flyover where the site is 12km, it takes nearly 25-30minutes to reach here on a private vehicle. Taj Expressway is 2kms from the site while the sector-18 metro station is 5km away from the site.

Go for Vanalika -good location -less price at that location -2600-3400 size flats are ready in next 9 months -all flats of 2600-3400 are having very good location road with park. -spacious rooms, room size -these towers are far from other tower.

My observations on Vanalika: neutral point of view as I am not invested there but probably will buy soon: 1. Construction work is going at a fast pace. 2. Fastest construction in the whole belt. 3. This will be the first one delivered after Lotus Boulevard but LB will be like a concrete jungle.

Hi All, I am confused b/w two projects: Vanalika and Espacia. All the people who have booked in Vanalika please help me with reviews. I am getting 2650 sq ft flat @ 5600 and not sure about the possession & quality of this project. If I look at Espacia its a dense project and with the construction of Lotus Peak it will become more populated.

But the pros concerned with this project are it has constructed all the towers at one go, the structures are standing but are yet to be completed which is pending from the usual constrain time of one year .. Sunworld Arista has also been launched after that. So do proper research work up before investing in this project and do see the construction quality too as the structures that are standing don't give a promising idea!!!!

Folks, I am confused between vanalika & espacia. All the people who have booked in Vanalika please help me with reviews. I am getting 2650 sq ft flat for 5800. Still not sure about the possession & quality of this project. If I look at espacia its a dense project and with the construction of Lotus Peak it will become more populated.

I have booked a flat in Sunworld Vanalika. Though the builder is claiming that they will have 16/18 floors, I have heard that the builder has approvals only for construction up to 11th floor. Can anyone confirm about this?

Hi All, I am very much interested in Sunworld Vanalika because of the following reasons. Can everyone convince me out of this project please. 1. Location wise Sunworld is better as it is more towards existing Noida sectors 2. Small project hence less risky. 3. Features offered at least on paper is good. 4. Only 3 and 4 BHKs are offered so speculators are limited (at least I think so). Please share your reviews..
