location is good.half an hour from gip ,noida.roads are of international standard.if everything goes as per plan,it would be a nice investment.

Now the location is not on the Services Lane of these marketed towers and is nearly 200 to 250 meter inside. Orientation of the 1st Phase is not in the direction of sun path so who are on top floors and are seeing the future to watch the F1 through their balconies is not so.

Hi Munish, Did you visit the site? last weekend, I have visited this property and this is not near the said Formula 1 Racing Track and what most of the marketing agents showing at the site is not the actual Gaur Yamuna City where the GAur is coming up with their Marketing office and from where they are running the Marketing office in Makeshift Tent House.

I think this a good project,considering its price and brand name of builder.the only minus point is payment plan.CLP would attract many more investors.

The Prices of this property are already 25% below the market rate which is prevailing there as this property is under soft launch and will be formally launched in next 3 to 4 months. The prices of property inclusive all will touch 3000 figure the day when the construction will start. by the time of completion of the phase the prices will rise up to 4000 at max and this will be the resistance level of this property and beyond that the prices will only increase after the external factors like metro or KGP or some other things which will happen there. This is better investment as on the investment they are going to get a raise of 25% in next 1 or 1.5 years.

Please invest with a minimum time horizon of 5 yrs. This area will decent returns in 5-10 time frame. With land acquisition bill passed in parliament , land prices are bound to increase in medium to long term .

Hi, I am a first time investor and have booked in GYC. Can someone please provide valuable knowledge on papers work & loan aspects? 1. For now I have only got photocopy form with gaur stamp, confirmed my booking from gaur office as well----Is there any other document expected from gaur side till plans are sanctioned? 2. When will we be able to apply for bank loan? 3. Does sanction of plans mean project is bankable and one can get loan easily? 4. Heard SBI won't be giving loan on this project from broker, reason he stated was that SBI doesn't loan under construction projects---Is it true?

I booked in block E 1000sq ft on 23 floor...BSP+Half Car parking. But had to struggle a lot to get my desired unit at this price. Lots of politics among dealers and builders.

I have been to the site and have seen the adjacent project to. As of now the only plus point for this project is near to Exit 2B of YE. but with time area will develop (again the speed of develppment depends on Govt. action, unfortunately govt least interested in progress and do wht suit to them) For ex: Taj international airport at Jevar was good thing but Govt. scrap the project. Multiple airports is need of NCR) Resale within a year at good profit is not possible, further the way builders are constructing townships in NE, GN and YE, it will not be a surprise if supply exceed the demand (subprime crisis). But the way YE is developing, Gautam International university, Galgotia college, ICC Stadium, F1, Night Safari, IT SEZ, it will be a well planned region of NCR. For exit one need to keep close eye on the value and I am sure fellow forum members will keep updating the same here.

The challenge with this project is that Gaur will most likely deliver this project in 4-5 years from now wheras RE gurus are suggesting that it will take atleast 7-8 years for the area to comeup

Greater Noida even today will take 7-8 years to come at par with other NCR cities Yamuna expressway is AT LEAST 15 years away to come to a stage where it can be liveable by even town standards If one is so desperate to buy in Yamuna expressway for some reason....buy a plot and forget about it for 20 years..

Gaur also started putting banners of Gaur Yamuna City near Gaur City. One of my friends told me that land was brought from Jaypee so no farmers issue as this land was given free of cost to Jaypee in lieu of construction of Yamuna Expressway and SC has also cleared this case. So, I feel Gaurm Yamuna City is 100% safe..

Hi, I am planning to book a 3bhk in Gaur City Yamuna expressway. In flexi plan, I have been given a rate of 2665/SQFT. Is this safe to invest and also they do not have a construction link plan. What if the project delays? Is it bankable?

The project is still not approved and launched? Normally how much time it takes to get approved?? I head it will take time not less than 4-6 months.. If this is the case it is good for us, we can get some time to pay our next instalment...please advice.

No doubt the location is bang on Expressway and the only location with biggest and wide green belt with other good amenities. The list of amenities may include F1, Night Safari, cricket stadium sports complex etc..

I want to book 1375 sq (3BHK) in Gaur Yamuna City. There is no CLP yet, once the project is approved, have to pay 30%. Then rest every 6 month time.. Normally approval for project will take few months? I came to know it can take up to 6 months??? Please advise.

According to me, gaur is not worth buying at Yamuna expressway because they have only one payment plan and that too is not dependent on the construction of the project i.e. if there is no progress in construction than also you have to make payment to the builder. This is one of the demerit of this project. You have to pay almost 90% of payment within 24 months as per the payment plan of gaur. And you never know the construction would happen as promised or not. Its tough to rely on this project.
