Sunworld Vanalika is a small builder and the rates at which it earlier launched its sector 107 project were no doubt less but now the scenario for the rates of this project have changed drastically , now they are rising at a very high pace.All this is due to the advantage of location which Vanalika is getting. The location is the best in that area connecting it to sec-18 as well as the expressway.

These are my concern about Sunworld Vanalika.. a) The project is near an empty plot of land (across the Dadri road I think) around which there is a lot of confusion. I have heard that it may be a park/sewage treatment plant/sports complex. Is it clear what the final use is going to be? b) How does this project compare to the 3C project in the Vicinity?

I had visited the site last weekend, Towers 1,2 & 3 are almost ready with brick work and seems that the finishing may take another 6 months or so.. However, Sunworld Staff claims that it will be ready by Dec which seems to be truly impossible looking at the number of people working at the site. Basement work is going on right now and it may get completed in next couple of months. Tower 12 (in which I own a flat) structure has been raised to 11th floor and looking at the current pace it seems that it will take another 1 year to hand over this tower.

Sunworld Vanalika is modern class residential project in Noida. It is offering 2BHK and 3BHK flats. The available sizes are 1405 to 3400 sq.ft.

Construction work seems to be slowed down. I have been visiting the site since 2 months. Tower T1, T2, T3 are at the same level. Their promise of delivering the project by end of this year seems impossible.

I booked 3bhk unit in Vanalika. Pros Connectivity from both Dadri Road and Expressway, nearest metro station is within 3 kms, facing sector 47 kothis so no high rise in front, will have established markets, smaller project so likely to get ownership in time, construction speed is very good, floor plans with one guest bedroom is better according to me, balconies are reasonably large, of the 4 bedrooms two are very spacious, modular kitchen and glass panels in bathrooms being provided by the builder. Cons First no background information on the builder, I don't know whether they are also under the 10 year lease agreement with NA or not, buyers forum not very active, green area in front of T1/2/3 doesn't look like much - however all flats in these towers face both the internal greens and the road so that ways there is a sense of openness, will get only in resale (I too would have preferred buying straight from the builder).
