Krescent Homes was launched in Jan 2011 with BSP Rs 4200 with inaugral discount of Rs 150. This came out to be Rs 4050. With 3% broker discount one could have got it for Rs 3924 in CLP. BSP of Rs 3500 was possible with 17% discount only with DP. The 17% discount would have been 14% by Jaypee and 3% by broker. I remember that by July 2011 the BSP was reduced to Rs 4008 with no discount anymore. With 2% broker discount it was selling for BSP Rs 3927 till early 2012. Now BSP on website is Rs 5000 and resale below that but should be more than Rs 4500 for sure. Resale @Rs 4700 is expected for units with poor sunlight, higher or GF but not for sought after units. I may be wrong. I think we should consider Jaypee prices on their website as Maximum Retail Price (MRP). Actual selling price should be within 10% range depending on unit in question.

Does anybody know what would be the view out from t16 unit 02- upper floors? Would it be the expressway and the sectors after that or the other krescent home 1115 towers and jaypee complex building next to service lanes.

. i. Krescent Homes is already around 2.5 years old so add another maximum 3 Years, the total is more than 5 years which is an outer limit going by the trend so far ii. The current pace of construction is good and with YEW and F1 out of the way, Wishtown is the primary focus of Jaypee which is showing on the ground iii. The project is fully sold out except penthouses iv. The rates across the road are already 7.5K AI as of today for an average project.
