This builder cannot be trusted. I am an owner of flat in Sethi Max Royal, Sector 76, Noida. An I feel it was worst decision of my life buying flat from Sethi Group. The only positive thing is "We have got possession of flat." Without registry though. Living in there for last 3 years without registry. Builder has not made payment to authority, so registry is not done. And because 100% payment is already received by builder, he is least bothered about it. Possession was offered to cut down the time of late penalty. Which you would anyways not be getting. If you are big gun like politician, lawyer or police, you would get penalty amount. However, for most of service guys, this builder would force to sign an agreement that you would not be asking for penalty in future. Only after signing that, you would be getting possession. Or pay EMI + Rent for rest of your life. If you buy flat with Sethi, add 5% to 10% in flat area (this is also mentioned in BBA that flat area may vary). When project is half way build, builder will inform you that super area is increased by above percentage and you need to pay extra amount. Parking is another pain. This builder has made every available place a parking. And an area of 2 cars is marked as 3 parking to make extra money. Lots of flat owner cannot park their cars due to insufficient space. And builder is calling people to buy extra parking for 2.5 Laks (Open parking) and 4 Laks (covered). Parking is marked everywhere, if builder see a car parked at one place and if parking is not yet there, he will mark that space as parking and sell that. By default all builder provide 5KVA main load and 1 KVA backup with flat. This builder give you 3 KVA load and 1 KVA backup. And will sell extra main backup for 20K / KVA for main line and 35K / KVA for backup load. Also, there is no separate line for mains and backup. That means, you cannot separate AC or greaser from backup. Think about a night in summer. You are running AC and suddenly electric connection changes to backup. Your electric connection will trip for 3 times, because it will not be able to take load of AC on 1KVA backup. After 3 trips, electricity will not be available till 10AM in morning. And maintenance team will be able to restore it back then. This is done to force you buy extra backup. If you buy flat with this builder, it is suggested not to wall mount TV. Because it may fall down. Such is quality of construction of Sethi. Builder will not skip any way of taking money out of your pocket. Maintenance charge is Rs. 2.50 per square feet + GST. Highest in NCR. And visit Sethi MAx Royal to check services and security. Earlier, guards were deployed on every corner and one for each tower. Later they started cutting down number of guards and we got one guard for two towers. Currently there are less than 15 guards available. If you talk to builder, he is available and will listen to you and will give you a date. BUT, will never work. Every time you complain, you will get a future date. This list is endless. I would suggest to look for history of builder. Better talk to owners of old project of builder and then take decision. Also, go for ready to move flat with immediate registry. This will be little expensive, but your investment will be safe. I WOULD NOT SUGGEST ANYONE TO BUY FLAT FROM SETHI GROUP.
