DDA To Allot Over 800 Flats In Dwarka, Jasola Under Housing Scheme 2020

The Delhi Development Authority will be foraying into luxury housing this year, to fund its affordable housing projects. The Authority, for the first time, will offer fully-furnished penthouses under the high-income group (HIG) category in its Housing Scheme 2020. According to reports, the DDA will allot around 843 flats in Delhi’s Sector 19B, Dwarka, Manglapuri and Jasola, most of them in the HIG and MIG categories.

Here's everything you need to know about DDA Housing Scheme 2020:

Location: DDA will offer around 215 HIG apartments near Jasola Vihar-Shaheen Bagh Metro Station, 352 MIG flats near Dwarka Sector 19-B and 276 EWS flats in Dwarka's Manglapuri. 

Prices: A 3BHK apartment will have a starting price of Rs 2 crores, while a 2BHK DDA flat will cost you around Rs 1 crore. For flats in the EWS category, the applicant may have to shell out Rs 25 lakhs.

Features and amenities: Multi-level underground parking with up to three parking slots for each flat, rainwater harvesting and a three-tier in-house water management model are some of the amenities planned in the DDA complex. These new buildings will be a benchmark for all future projects and will have modern lighting techniques and faster elevators for the taller buildings.

DDA Cautions Against Fake Call Centres Targeting Waitlisted Applicants Of Housing Schemes

The Delhi Development Authority has issued cautionary statement against fake call centre that is being operated in the name of the urban body which is allegedly reaching out to unsuccessful and waitlisted applicants of the Housing Scheme 2019 for allotment of flats.

"It is notified for information of the general public that no such call centre number has been provided by the DDA and the details of the bank and IFSC Code is also false and fraudulent," the DDA said in a statement. The telephone number of the 'so-called call centre' has been quoted as 18002122593.

"Further, some fraudulent and fictitious link and bank details in the name of DDA Housing Ltd with IFSC code IDIB000N022 is also being provided for deposit of registration amount of Rs 2 lakh. It is notified for information of the general public that no such call centre number has been provided by the DDA and the details of the bank and IFSC code is also false and fraudulent," it added.

DDA To Refund Unsuccessful Applicants' Money Within A Week

The Delhi Development Authority (DDA) will refund the registration amount of the unsuccessful applicants of its Housing Scheme, in a week's time, the authority said in a statement. Apart from this, the successful applicants can also exercise the option of surrendering the allotment or getting a refund of the registration amount without any deduction, up to 15 days from the date of issue of demand-cum-allotment letter, issued on the DDA's website. According to media reports, around 3,000 applicants have already surrendered 1BHK flats at Narela, due to shortage of public transport in the location. 

Surrender charges

If the applicant plans to cancel or surrender his allotment, they will have to pay the following charges:

DDA had announced the draw result for housing scheme 2019 on July 23. According to the officials, over 45,000 applications were received. DDA had put up over 10,294 flats for sale in Vasant Kunj and Narela.

How to check results of DDA Housing Scheme 2019

Applicants can view the live streaming available at the www.dda.org.in. The draw of lots will be based on the random number generation system. Interested applicants can also visit DDA headquarters, Vikas Sadan for checking the list. The list of successful applicants have also been uploaded on the DDA's website. 

Documents to be submitted after draw

1) Self-attested copy of PAN Card

2) Identity proof i.e self attested copy of any government-issued Identity card. 

3) Proof of residence i.e self attested copy of any identity card with page carrying name and address (Aadhaar, bank passbook, passport, election card etc.)

4) Proof of income for EWS applicants issued by Tehsildar. 

Categories & locationOf the 18,000 flats, 8,383 will be in the low-income group (LIG) , 2,000 in middle-income group (MIG) , 448 in HIG and 7,700 in the economically weaker section (EWS) category. The HIG and MIG flats are located at Vasant Kunj; LIG at Narela and Vasant Kunj; and EWS apartments in Narela.

Size: The HIG flats of 3BHK configuration will be 970 square foot (sqf) in size. The MIG flats of 2BHK configuration will be available in size ranging between 650-750 sqf. This time, however, the size of a 1BHK apartment has been increased to from 323 sqf to 430 sqf. 

Price: According to the DDA's brochure, while the price of a 3-BHK unit in Vasant Kunj could go up to Rs 1.7 crore, an EWS unit in Narela could start at Rs 10.4 lakh. However, on July 10, the DDA has approved a proposal to reduce the cost of the EWS units by 40 per cent of the construction cost. 

Application: The DDA has taken the entire application process for the 2019 scheme online, including the submission of applications and all financial transactions. However, facility centres will be set up to assist people in filing applications. Also, this time people who own a DDA flat upto 67 sqm in size can also apply. The five year lock-in period clause has also been scrapped, except for the applicants under the EWS category. The last date of registering under the scheme was extended from May 10 to June 10. 

Registration Fee: Those applying for MIG and HIG flats will have to pay Rs 2 lakh as a registration fee while those opting for LIG will have to shell out Rs 1 lakh. The registration amount for EWS category is Rs 25,000. The amount will be refunded to the applicants who are unsuccessful in the draw of lots. 

Eligibility

1) The income of applicants applying under EWS category should not exceed Rs 3 lakh per annum. 

2) Applicant must have a valid PAN and should mention the name in the application form as given in PAN Card.

3) One person can submit one application only, either in his/her own name or as a joint applicant. 

4) Application money and cost of flat will be deposited through NEFT/RGTS/Net Banking only. Payments through Credit Card and Debit Card is not acceptable.

Application process

The applicant, if successful, will have to submit supporting documents. 

1) Visit www.dda.org.in and click on DDA Housing Scheme 2019.

2) You will be redirected to a new page which will have bank website links. Applicant can choose any of the links to fill the online form. It is not mandatory for the applicants to have a bank account with the listed banks.

3) Applicant needs to fill the registration form before logging on the bank portal. However, the registration form will be visible only when you confirm the bank through which you want to apply for the scheme. 

4)  Ensure that email-id must be valid and functional as the applicant won't be able to change it in the future. Applicant should also mention his/her correct PAN no. The application form without this information shall be considered incomplete and is liable to be rejected. 

5) Once the registration is complete, the applicant can log in again and go to the bank portal for filing the application. 

6) If the applicant wishes to apply for more than one category, he/she has to deposit application money of the highest category.

7) The applicant, if successful, will have to submit supporting documents.
