Will Transfer Of Indirapuram’s Civic Infrastructure To Municipal Corporation Boost Realty?

Fifteen years after it came into being, Ghaziabad’s hottest real estate destination Indirapuram will now be handed over to the Ghaziabad Nagar Nigam (GNN) . According to media reports, the Ghaziabad Development Authority (GDA) will start the transferring process in phases next year. This process will begin after an eight-year delay.

It was in October this year that the GDA had formed a committee to take up survey before the handing over of the 1,200-acre locality could begin. At present, this joint survey is being carried out by six members to assess the status of facilities.

Indirapuram has an estimated population of four lakh, 110 km of sewage and drainage network and another 110 km of roads and water supply lines.

Reports suggest that Ghaziabad’s municipal corporation will be handed over all the maintenance services. The first phase is likely to include cleaning, roads and streetlights. At present, the GDA is taking care of services, which actually is the GMC’s role in the locality. The GDA being the housing and planning body, maintaining the civic infrastructure doesn’t fall under its ambit. This has been one of the prime reasons that although many housing societies have come up and the population has increased over years, the civic infrastructure of the locality has suffered a breakdown. Lack of drinking water, blockage of sewages and bad roads have been a constant cause of concern for the residents here. However, with the transfer, the GDA expects that the civic infrastructure of the city could be better developed and maintained by the municipal corporation.

Indirapuram is located strategically close to the Delhi-Uttar Pradesh border, Noida with easy access to Greater NoidaFaridabadVaishali and Vasundhra. With its location and well-planned social infrastructure, Indirapuram successfully qualifies as a promising upscale residential hotspot. 

Being located next to the National Highway 24 and the coming of the Dilshad Garden-Ghaziabad Metro route, the locality is well-connected to the national capital Delhi, too.

Property pricing

There has been a significant dip in the prices of residential properties in the region. In the past 36 months, the prices have dropped by 7.1 per cent from Rs 5,520 per square foot (psf) in October 2015 to Rs 5,127 psf in October 2018. However, with GNN soon taking up charge of civic infrastructure, better amenities could be expected. These developments would make the locality more liveable for the residents, taking up the demand for real estate here.
