Senior citizen residential projects are fast becoming one of the most popular type of properties in India. There has been a substantial rise in demand for such homes with special amenities such as safety and security, assisted living possibilities, health facilities close-by, and community kitchens.

According to the numbers released by the government in 2011, India has more than 100 million elderly population and this number is expected to double by 2030. So, the demand for senior living is expected to rise further in the coming years.

While demand and construction of such projects rises across the country, here are cities that are known for offering such properties:

Ahmedabad

The demand for retirement homes is on a rise in Ahmedabad, Guajarat. The city, in recent past, has seen new launches in retirement-themed projects, along with the regular projects reserving a building or two for senior citizens. Some popular upcoming projects include a township by Prarambh developers with over a 1,000 bungalows at Bavla and gram, a township developed by Group in collaboration with New-Age Ventures.

Chennai

The Tamil Nadu capital is one of the cities in India with the highest number of total supply of senior citizen homes available across the country. Major projects here include a society by Wecare Foundation and a 20-acres community Shubha by Ashiana Housing. There are more projects in pipeline, coming up at the OM Road, Grand Southern Trunk Road and EC Road.

National Capital Region (NCR)

Apart from Ashiana Housing's renowned project at Bhiwadi, NCR is slowly but steadily warming up to senior citizen home demand. Major healthcare chains, including Fortis, are also partnering with real estate developers to provide residential units for senior citizens, who need medical care and attention. Other major projects include Melia-First near Gurgaon, and Golden Gates in Faridabad.

Kolkata  

The Capital is known for innovative senior living projects. One such project is Godhuli Senior Citizens Home which combines the concepts of wellness and comes with amenities designed specially for elderly people. Some of the facilities provided include elevators, a club, temples, and landscaped gardens. Also, i Birla Niketan, located far away from the city, provides a serene environment. Upcoming projects here include Arvinda Seva Trust's Auromorto among others.

Bengaluru

Bengaluru has many projects that are being planned in emerging real estate destinations of the city, which can provide large spaces, gardens, and other such facilities. A new airport in the city, Devanahalli, has the highest number of retirement homes in vicinity. Tata Senior Housing started its experiment with senior housing in Bengaluru with Riva. Today, it has a range of senior housing projects, premium retirement homes, and luxury senior homes. Another project is Primus by Mantri at Kanankpura Road. It is well-located near Art of Living centre in Bengaluru.
