Hyderabad Metro To Help Miyapur Property Run On Fast-Forward Mode

Miyapur will no more be the same when the Hyderabad Metro starts operating on November 28. The 30-kilometre long first phase will run from Nagole to Miyapur and will pass through key destinations such as Secunderabad, Kukatpally, Ameerpet and Begumpet. Accompanied by a development of 18 million sqft of commercial area, this project is expected to bolster residential developments in many areas, especially Miyapur.

Infrastructure in Miyapur

The Miyapur Metro Station will have a 10-acre of public space along with a maintenance building, street furniture, bus bays, auto bays, landscaping as well as a landmark selfie point. There are plans for setting up new storm water drains to prevent water stagnation in and around the station area.

Miyapur is administered by the Greater Hyderabad Municipal Corporation (GHMC) and forms a part of a high-density traffic corridor, Miyapur-L B Nagar. It is a major residential and commercial hub comprising of several IT, pharma and apparel companies while the Industrial Development Area (IDA) at Bolaram is in the vicinity.

Besides, the Metro service will drastically curtail connectivity woes in the location. Taxis, auto rickshaws and Andhra Pradesh State Road Transport Corporation (APSRTC) buses, running on a strong road network, including Miyapur-Gachibowli and Miyapur-Kompally intermediate ring roads, provide local road transport here. An Inter-City Bus Terminal (ICBT) close to the Metro station is coming up soon. Some malls and multiplexes also being planned near the Metro station.

The locality is easily accessible from major landmarks and is at a distance of:

  • 12 kilometres from the National Highway 9
  • 25 kilometres from the Nampally railway station
  • 15 kilometres from the Begumpet International Airport
  • 7.9 kilometres from the Jawaharlal Nehru Technological University

    Lying close to the technology hubs, the financial district, HITEC City, Gachibowli and Madhapur, Miyapur has seen a good demand for residential properties in both luxury and affordable segment. Property prices are much lower in Miyapur compared to these areas. With rising number of techies moving to the locality, rental demand has also seen an upward trend. Apartments spanning an area of 850 square foot (sqft) are available for Rs 8,500 per month.

    There are over 100 residential properties in Miyapur, in various stages of construction, which have an average capital value of Rs 3,400 per sqft. Apartments of 2BHK layouts with an average size of 1,000 sqft are available for an average price of Rs 36 lakh while the 3BHK apartments in Miyapur with an average size of 1,500 sqft are available for an average price of Rs 64 lakh.

    A part of Greater Hyderabad, Miyapur offers a lot in terms of social infrastructure along with quality civic amenities. This includes everything pertaining to local neighbourhood needs viz. supermarkets, reputed schools, healthcare facilities, bank branches, electricity supply, drinking water, communication services, etc. A plethora of mall-cum-multiplex projects is in the pipeline for the city.
