How To Track Project, Promoter, Agent And File Complaint On Gujarat RERA Portal
Gujarat implemented rules laid out by the Real Estate (Regulation & Development) Act, 2016 ahead of many other states. It formed the regulatory authority to help homebuyers and register builders, promoters and real estate agents. At present, over 3,500 projects and 700 brokers are registered with the authority. If you too are considering buying a home in Gujarat, here is how you can track any housing project using RERA ID or project name or promoter/developer's name.
Tracking with RERA ID
All registered projects and property agents are provided with a unique ID by the regulatory authority which you can obtain from the party.
*Log in to www(dot)gujrera(dot)gujarat(dot)gov(dot)in
*Click on ‘Registered’. You will get two options- Project & Agent. You will get the complete list of the approved projects and property agents, registered with Gujarat Real Estate Regulatory Authority.
Tracking with registered name
If you want to check whether the builder or the property agent is registered with the authority, you can directly search the portal using the name of the service provider.
*Go to the home page of www(dot)gujrera(dot)gujarat(dot)gov(dot)in
*Type the name of the project, builder or agent in the search box
*You will be redirected to the certificate page where you can find the complete project details, promoter details, past project details and construction updates.
*You can directly go to advanced search if you want to find all the registered projects in a specific district or project type or want to filter according to project size.
How to file a complaint with Gujarat RERA
[Online] Click on 'Complaint Registration' option on the home page. You will be redirected to a form which you need to fill and submit it to generate acknowledgement number. This number should be used for future references when tracking application status and paying fees online.
[Offline] You can also file a complaint to Gujarat RERA against the builder, promoter or property agent offline. You can download FORM A to complaint to regulatory authority and FORM B to complaint to adjudicating officer for compensation, along with Rs 1,000, to be paid through Gujarat RERA gateway
Why should you check RERA status before investing?
Investing in projects which are registered with regulatory authority will help homebuyers to track builder, his past projects and construction updates. Buyers should also check the approved maps and documents, engineers and architects details, approved structural details such as number of towers and floors in the certificate. The proposed date of completion and possession is also one of the things that buyers need to check to ensure the builder has promised a realistic deadline.
