A survey by Housing.com unveils that over 40 per cent of homebuyers prefer buying a 2BHK apartment across key cities like Chennai, Kolkata, Bengaluru and the National Capital Region. The two-bedroom units are popular among first-time homebuyers, young couples, migrant professionals moving to a new city and even investors. Of the leading cities, Chennai has witnessed one of the highest sales of 2BHK residential units in the past five months. The city clearly outshone other nerve centres of south India real estate market with new residential launches increasing by 89 per cent in the month of February. Majority of these projects belonged to the mid-segment, as per Proptiger's DataLabs report.  

PropGuide lists top five localities in Chennai that are popularly known for their 2BHK apartments. These localities are ranked based on highest sales between January-June 2017.

Guduvancheri

Average price: Rs 3,496 per sq ft

Guduvancheri is regarded as a hub for affordable housing spaces. Strategically located in proximity to the National Highway 45 and 35 kilometres from the city, Guduvancheri is close to business hubs including MEPZ, Mahindra World City and companies like Accenture and Ford. It is well connected via rail and road with good public transportation provided by Metropolitan Transport Corporation of Chennai (MTC) bus services. Guduvancheri offers a vibrant lifestyle with open green spaces and finest social amenities including shopping malls, supermarkets, healthcare facilities, educational institutes, etc.

Price of 2BHK homes ranges between Rs 17 lakh and Rs 38 lakh for sizes ranging between 612 sq ft and 950 sq ft.

Perumbakkam

Perumbakkam is a well-developed suburb in Chennai with proximity to the IT corridors in OMR and Sholinganallur.
