I have chosen the Down Payment plan as 73% payment is due in their flexi plan as on current date. Now I was told that only IDBI is giving loan on Down payment. How is IDBI bank? They are offering 11.25% for loans above 30 lakh. I have heard IDBI donot increase rates so fast like the other Pvt banks.

I have visited Royal park site last week believe me it is the best project in whole sector 137. There lobby area is very good and along with this they have installed three lift per tower two for residents and one for service. Apart from them every projects in sector 137 have two lift per tower.

How do you think are the 4br penthouses in Purvanchal? What do you think are the Pros and Cons of a penthouse? I have to make a decision fast, Veterans please chip in? Regards

First phase possession likely to start by December. The overall quality looks quite nice. They're using north west electrical fittings, Shree cements POP and orient tiles. I had a look at lotus boulevard recently and the quality of finishing so far is as good if not better at Purvanchal royal park. The Central Park is also quite decent sized and since the towers are not so tall, standing in the middle of the project does not give a claustrophobic feel that one gets at LB. Overall I'm quite happy. A friend has a flat in olive county and even he admitted, PRP seems much better put together.

Any idea what is builder's take on adding new towers considering that it lies within 1km distance from proposed metro. Has anyone confirmed from builder ?

Guys, One of my friend has a unit in Purvanchal Silver City -2 Greater Noida and today he told me that the builder has increased the society maintenance charges to unreasonably high. For a 2+1 BHK unit they are now being forced to shell out as much as 3500 Rs per month+ 700 Rs as loss of previuous year charges which comes out to be 4200 Rs per month for current year. Purvanchal is not ready to lower these rates and forcing this on the residents there by saying that the as per agreement they will have to give whatever amount decided by builder. Residents in that society are angry and planning to even stage a dharna at Purvanchal office in Sec 18. Builder is not even ready to give control to society RWA. Just an advice of caution for all of you to be careful when you sign the maintenance agreement at the time of possession. Looks like the greed has no end in this world...

1. How much appreciation has this seen in past one year - say from May 2012. more than 1000 2. What is to be the expected price of this project say by Dec 2014 or June 2015? As per builder 6500 by this year..going to increase 100 every month 3. Why is the project priced lower than Paras Tierea? I think in resale paras is available at 4700 AI 4. How can we say that this is going to be the best for end use? From the past record..and density is less compared to other builders.. Most of the buyers are end users so will be livable soon.. 5. How will the society fare as compared to others 4-5 years down the line? See the Silver city -II in greater Noida..Other project besides it are 1500 less but no buyers I am planning to buy for end use so responses to above will help me make a decision. How will this compare to buying 1695 sqft in T28 in Paras Tierea which looks to be cheaper options as of now. If you are getting a bigger size same amount then go for it..

Hi seniors and others, I have purchased a flat from the builder recently(old tower - size 1315). What is actual possession date? And there is no updates in their website about construction status as on Jan'13. Also please inform whether there is any Google group for the flat owners. Thanks and regards.

Hi everybody, Just heard from somebody about some change in Service Tax on construction dwellings w.e.f July 12'...and with this change the Service tax liabilities is reduced on the builder, typically getting passed on to the buyer. Does anybody have more line of sight on this or am I missing out on something?
