I would dissuade anyone who is buying this property expecting that they will receive their EMIs. We have been chasing for 5 months and no EMI has been credited. Prior to that for all EMI credits, we had to follow up rigorously and then too all payments were delayed. Terrible service and experience Fernandes

I am owner of a flat in The Greens. as an initiative to help people, let me give you the current state. Construction- Builder has completed basic block to extract full value of the flat as slabs are complete. No progress post that. Builder is always telling different stories to the owners. Mostly the executives dont pick up calls, and when they do, they give a vague answer with no definite dates or progress. Employees quit every other month and you dont know whom to talk to. Same concerns are raised on FB group. For a long while now I havent seen one positive comment. Pre EMI- Well, most owners have 2-3 EMIs pending. They started with NEFT and gradually changed it to posting cheques on owners address. You have to keep calling them for cheque and even if you get a cheque its post dated. Now is the cherry on the cake- THE CHEQUE BOUNCES atleast couple of time before you can finally realize the payment. Quality of Contruction- Its the first project of builder with no past experience and as per my view no credibility. So I doubt regarding the quality. Builder launched another project in Devanahalli and its not even begun yet. All I hear around is people cursing themselves for having made this purchase. My Advice- If you like having a KICK in your life you can go ahead and play with danger. Please note, THIS RIDE IS NOT FOR FAINT HEARTED. I have burnt enough blood and now treating this as a lost cause..

MALATHEESHA H.L. 13-01-2015 THESE INDIA ESTATES are the real builders who promised and assured and advertised in march 2013, that they will complete their TEAK BLOC, costruction in THE GREENS,BIDARAGAERE BANGALORE by DECEMBER 2014. ON25-03-2013 I booked my apartment in TEAK BLOCK . According to their promise they have completed costruction of THE TEAK BLOCK Apartments and they have registered my FLAT in my name. they have done a good job, anybody can visit and judge the quality and timely delivery(possesion will be given shortly). These INDYA ESTATES are not frauds and they have not run away with my hard earned money.

These Indya estates are none other than Orange properties & furnitures who committed a huge fraud and ran away with the hard earned money. Dont trust them at all. There are many other genuine developers whom you can trust and buy from them....Ginger, synergy, dreamz all these are fraud companies, there are many customers who have invested and lost their money...look out for whitefield and further to whitefield the Bangalore-Chennai corridor which is growing leaps and bounds and by 2years, the appreciation would be 3-4times.

PROS: 1) Damn Cheap 2) Growing area (lot of new projects already present on that road) 3) Amenities (10 on 10 for the kind of amenities they have planned to give) 4) Close to Attibele Industrial area 5) B.coz of point 4 u may get tenants to give it on rent. CONS: 1) Builder is new 2) Project not approved by SBI or HDFC bank 3) No chance of Metro, as its 10 km inside from Hosur Road (NH7) 4) 25 km from any office 5) Too far from Airport (min 70 km I think)

My concerns: -Indya Estates is a new entrant to Bangalore Real Estate – difficult to judge the quality and timely delivery of such a huge project.. -Location, very few projects under development in Attibele Anekal Road whereas a number of projects are under development in Attibele Sarjapur Road or Chandapura – Anekal Road which would offer better scope of development..

Can any body have any details about the developer and their experience. As their executive told that they have started this as new project but they have experience in the construction field. But they have not provided any more details for the work experience in the construction field.

Did any of you do any research on the background of the management - they were the same management behind another vanishing company called Ginzer Infrastructure, prior to that another shell company called Synergy One. There is some clues in the common projects of Synergy One and Ginzer. The only concrete project of this vanishing management is something called Woodsville, a villa project whose buyers still haven't received anything for their money. The shell company - Synergy One was bought by another company called Citrus. No one knows the current fate of any of these projects. In between, Synergy One (and the next avatar of the shell company) had tied up with NSB builders. If you still want to put your hard-earned money, please go ahead but you've been warned.
