If you are planning to invest in real estate anytime soon, here is some good news. PropTiger.com has over 90 projects listed that are offering grab-worthy deals until the end of this year.

What are the deals?

To begin with, a homebuyer deals, including discounted per square foot values; upfront payment of five per cent and the rest of the amount post possession; pay 10 per cent at the time of booking, 40 per cent within 45 days and 50 per cent on offer of possession offers; no pre-EMI (equated monthly installement) till offer of possession; rental income per month at Rs 6 per sqft; benefits up to six per cent; special rates inclusive of goods and services tax (GST) and EDC; and free goodies such as free modular kitchens or air-conditioners and interest waivers.

How to weigh deals?

Most of the projects listed are registered with the Real Estate Regulatory Authority (RERA) . However, it is important that you do a background check of the developer and their track record. Timely delivery has been one of the main concerns of homebuyers and developers alike. Sometimes, the no-EMI-till-possession offer can end up into a long wait. Rather, opt for a project only if it suits you in terms of the budget, the location and other requirements.

There is a reason why offers are rolled out every year. This year, such offers became all the more important. Ahead of the 2017 festive season, Surendra Hiranandani, chairman and MD of House of Hiranandani had said, "The implementation of RERA has seen a deceleration in new launches, but the demand for well-thought out products continue to be robust in the market. Owing to the ongoing transformation, developers have been offering attractive rates and payment plans to draw potential buyers. The demand is also expected to pick up because of the reduced availability of under-construction homes owing to pending RERA registrations.”

“The influx of liquidity in the system has ensured attractive home loan rates which combined with the positive effect of GST on ready to move homes will turn fence sitters in to buyers. Today customers can book by doing full cheque payment with no hidden costs and expect assured delivery for under construction projects due to stringent provisions of RERA,” he added. So, while offers on property purchase is encouraging and triggers a buy, be selective in making a choice.

For homebuyers this is a golden period to invest in property and enjoy long-term capital appreciation."

If you look at the market today, without a bias, there are enough reasons why you could gain out of these offers:

*A large pool of homes to choose from.

*Developer's readiness to settle for a 'correct price'.

*If you have been following the market, prices have somewhat self-corrected in the last few months. There has been no steep rise in prices across the country over the last two years and, therefore, if you were planning to buy and deferred the idea for a more opportune time, here is that time and at no extra cost.

Having said this, “A cautious and informed buyer is not dependent on deals and discounts but yes, everybody likes something extra,” says Ravi Bhushan, broker, Garud Properties. On this note, both buyers and sellers, are of the view that a gold coin or a car with a flat attract but only as superficial motivators. The real inclination to buy always remains the budget, the location and such other priorities such as proximity to workplace, schools and social infrastructure.
