MP RERA Shows The Way, Works Towards Easing Homebuyers' Concerns

Homebuyers who have been facing difficulties with developers always have the option to approach consumer forums, civil courts, CREDAI, Competition Commission of India and other consumer activist groups who take up such concerns with seriousness. However, the procedure of filing complaints is so long that often buyers back out or the cases take long before a resolution is awarded. However, Madhya Pradesh RERA seems to have taken the right course for making home buyers feel at ease, while filing the complaints and raising their concerns.

Initiatives by MP RERA Authority

In a candid conversation with Housing News, Anthony deSa, Chairman, Madhya Pradesh Real Estate Regulatory Authority revealed that various steps are being taken to ensure justice is done for the troubled home buyers and their complaints are resolved on time. He informed that the consumer can file the complaint with the RERA authority online on which the first hearing takes place within one month from the date of the complaint.  At the first hearing, the email ids are exchanged on which the replies and counter replies are filed of which the copy has to be marked to the RERA authority. Either of the party gets one-week time to reply to the email. The second court hearing is the final hearing and usually, the complaint gets resolved in two to three hearings at maximum.

DeSa also informed that the authority has made the proceedings easy so that the buyer does not have to engage an advocate. Unlike civil court proceedings, RERA authority does not wait for notices and counter replies to cut time.

Apart from this, consumer awareness has always been a key differentiator of Madhya Pradesh RERA. The authority has been promoting through banners and flex boards in rural areas with a message in simple Hindi to not transact with any of the stakeholders without RERA number. A helpdesk has been specially formed for homebuyers as well as developers. Moreover, SMS services have also been started for buyers so that they get regular updates regarding the proceedings and hearing date on their phone number as well.

The chairman also said that the authority ensures that the justice is served to buyers as well as the real estate developers. In fact, the authority is taking inputs from all stakeholders to make the act balanced and business friendly.
